The sale of the Black Bull Inn offers a great opportunity for a first-time buyer looking to get into the trade and purchase a well-established locals bar with spacious owners accommodation above or would also work well as part of a small private pub portfolio, with potential to grow on an already steady trade.
Occupying the first floor and accessed privately from the rear, this spacious, bright owner flat comprises of 3 bedrooms, lounge, kitchen with dining space and bathroom. Presented well throughout this is an excellent addition offering residential and commercial all under one roof.
The Black Bull Inn occupies an excellent location within the North Ayrshire, former mining town of Dalry, which offers a good range of local amenities including high street shops, supermarkets, all within walking distance of the pub, as well as primary education, with secondary schooling available in nearby Kilbirnie. In addition, private education is available at Wellington in Ayr, St Columbus in Kilbirnie and easy access to Glasgow schools via Dalry mainline train station, with regular half hourly service into Glasgow, making ideal for commuting. Glasgow Airport is within 20 miles from Dalry via the busy A737/M8 making the area easily accessible and the City Centre is c. 35 mins drive. The Ayrshire Coast and Ayr are within 10 minutes’ drive and offer an abundance of further amenities, sandy beaches and world-famous golf courses at Turnberry, Royal Troon and Prestwick.
Split over predominately 2 floors with a partial basement level, the main public areas are on the ground floor with a large 3-bedroom owners flat on the second floor. This 19th century property is of a traditional stone construction under a pitched slate roof with extensive outside seating/patio areas. Easily recognised due to its black and whitewashed façade the properties location is easily noticeable on Vennel Street.
Accessed from Vennel Street, you enter directly into a pleasant, bright, lower level of the public bar which has a pool table and dart board with flat screen tv and digital jukebox. There is also perimeter/high stool seating. Leading to the upper split level there is a large well stocked gantry bar, which also services the lounge bar next door, perimeter style seating and freestanding tables and chairs, games machine and flat screen tv. Access to the beer garden is to the side.
Following to the rear of the public bar is a bright well propertied lounge, which is ideal for small private functions or as overspill to the public bar. The bar can be serviced via the public bar, due to being back to back and seating is by way of freestanding tables and chairs with a further flat screen tv on the wall, ideal for showing larger sporting events. Separate access can also be gained directly from outside, if required for functions/meetings.
It is thought that STPP this room could be developed further with the introduction of a small kitchenette.
The male and female toilets are accessed from the walkway between the two bars.
Located to the rear/side are extensive outside/patio areas on a split level, offering a large space which is ideal for the warmer weather. Due to the size, it was thought that potentially the area could be partially covered to allow the space to be utilised throughout the year.
