Expansion Potential:

Competition / Market:

The reason for opening a mid-to high end hotel was due to the lack of decent accommodation on the Island and the general lack of accommodation for divers/tourists during the peak seasons.

Competition for this range of hotel is light with only 4 other hotels of equal quality on the Island. More importantly for guests who need to wake up early for the thresher shark dives, the hotel is located on a very quiet spot and yet merely a minute away from the main tourist belt.

Reasons for selling:

The Managing Partner (other 2 partners are silent and have agreed to sell) was involved in a motorcycle accident the injury sustained requires rehabilitation and therefore the Managing Partner cannot undertake the day-to-day running and ownership of the hotel. The rehabilitation will take at least another year.

This is very much so; a reluctant sale of a long-life dream of mine to own a hotel.
