Fully Operational, Under-Marketed Beachfront Lodge on c.100 ha with 1 km+ of Private Beach – Southern Mozambique
A fully built, operating beach lodge set on approximately 100 hectares of dune and coastal land, with more than a kilometre of secluded Indian Ocean beachfront on the southern Mozambique coast. The lodge sits on an elevated dune with uninterrupted ocean views, and is sold with its buildings, infrastructure, equipment and a trained team of 41 full-time staff. The land is held under DUAT (Mozambican land-use rights), which transfers to the buyer.
The opportunity
The lodge has been fully staffed, maintained and kept operating, but has never been actively marketed. Under its previous 50/50 ownership neither partner committed time to sales, and it has served mainly the owners' own network of guests and clients. Occupancy has therefore been low and irregular.
A buyer with hospitality distribution (tour operators, DMCs, online channels) acquires a turnkey, operating property whose running costs are already established, at a point where a new direct air service from Johannesburg addresses the main access constraint.

Access
Tarred national road from Maputo to within 10 km of the property. Scheduled flights serve two regional airports within about 2.5 hours. A direct air service from Johannesburg (Lanseria) to the nearest regional airport has recently been established and will continue after the sale. The air service is a separate business and is not part of the sale.
Financial profile (pro forma, available on request)
- Fixed operating cost base of approx. US$200,000 a year, including payroll
- Breakeven at approx. 4% occupancy on international (USD) rates and approx. 8% on SADC regional rates
- These figures use low-season, full-board rates net of 20% commission, and leave out beverage and day-visitor revenue
- Illustrative upside: at 30% occupancy on regional rates alone, the model shows annual operating profit of about US$590,000
- Historical occupancy has been low and irregular due to the absence of active marketing; figures above are projections, not trading results
Development potential
Concept plans and architectural drawings exist for expansion across the remaining land: a spa, a pool with funicular bar, an 18-hole golf course with clubhouse, and a residential plot component. The land allows a phased strategy: run the lodge as it is while building out the residential and leisure elements.
Reason for sale
The owner recently moved to sole ownership and is consolidating his business interests ahead of retirement. The sale is a single-counterparty transaction.
