We are pleased to have been appointed to market this delightful North Norfolk Tearoom located in the popular and busy coastal town of Cromer. The business itself
The current vendor has successfully built up and run the business for the past 10 years and it is now only reluctantly coming onto the market for genuine reasons.

With a healthy turnover averaging in the region of £115k the business enjoys a good profit margin as one would expect with this type of offering. We feel though that there is scope to increase this further by extending the relatively short opening hours, particularly in the summer months. We also understand that the business closes for approximately 5 weeks a year which will also have a bearing on the turnover being achieved.

The property is located in the High Street, a busy thoroughfare leading down towards the beach and is set behind a nicely presented, mainly glazed, facade leading into the front seating and service room.

There are two dining rooms, one to the front and then a further good sized room to the rear, which can accommodate around 34 covers depending on the layout of the tables. Both rooms are adorned with in keeping ornaments, pictures and motifs and the furniture and fittings are similarly styled.

The front service area provides for a range of stainless steel work counters, salad prep chiller unit, refrigerated display unit, sink, under counter fridge and a range of cupboards and shelving. There is a Stoves double oven with hob and extractor fan above, two microwaves, 2 toasters and 3 George Foreman grills.

Leading through into the rear kitchen is a drink preparation area with coffee machine and counter and shelving for cups etc and with a hand wash sink and further under-counter fridge. The rest of the kitchen provides space for preparation and washing up with a stainless steel counter and sink and dishwasher. Further storage is provided with a selection of cupboards and shelving. This is also a very useful pantry room off of the kitchen providing dry food storage.

Lastly there is a further rear room which provides access to the rear bin storage yard and serves as a staff and delivery entrance. This room is currently used for further storage with a range of racking, tall fridge, tall freezer and a chest freezer. There is also room for a small desk/office area.

Previously opening 6 days a week and being closed on a Wednesday. Operated 10:00 am to 3:00 pm in the winter months and 10:00 am to 4:30 pm in summer. In our opinion this offers a clear opportunity to extend the trading hours and increase the turnover currently achieved.

Leasehold. We understand that there is approximately 6 years left to run on the original 12 year lease entered into in Dec 2015.

The purchaser will be responsible for the landlords costs and fees in connection with the assignment of the lease.
