The resort offers an excellent income, whether you are seeking a relaxing semi-retirement working just the late spring and summer season or someone with a hunger for business and looking to take advantage of the numerous opportunities for expansion, such as fall and winter cabin rentals, expanding the RV camping season, sledding, ice fishing, pontoon rentals, beach side canteen or re-opening the restaurant.

Competition / Market:

Our drive-in resort's customer base is mostly from Saskatchewan and Alberta. We are located just 4 hours from Edmonton, AB (metro population 1,321,426) and Saskatoon, SK (301,097). The resort seems to be recession proof, as during economic downturns folks tend to vacation closer to home - 2008 was a very busy year. In the 30+ years that Northern Cross has been operating in this location, Lac Des Iles has become very popular due to it's crystal clear water and exceptional fishing habitat and since the opening of Northern Meadows 18 hold golf course in 1994.
The main competition for customers is Saskatchewan Parks, who operate most of the campgrounds in the province. In 2019 the increased their seasonal site rates by almost 25%, making them considerably more expensive than ours.
Saskatchewan Park's 200 site campground on the north side of Lac Des Iles was hit by a tornado in 2019. With 1000's of trees destroyed, it will be a long recovery. Lauman's Landing, a titled cabin and RV lot resort, was also hit by a tornado, which brought down 1000's of trees there as well.
The remaining local competition comes from Big Island Cove (also in the park on Lac Des Iles) and the Shores (titled cabin lots - no RV sites).

Having spent 33 years developing and managing the resort with our family, it is time for a change and to allow someone else to make their mark.
