We are selling a lovely lodge/campsite situated on the banks of a wetland lake off the Zambezi River in Northern Namibia. The lodge is situated 25km east of the border town of Katima Mulilo and the lake is connected to the Zambezi River for 4 months of the year during the flood season.
In the 4 years that the lodge has been welcoming guests, we have seen a steady rise in numbers (except for the covid-19 pandemic period) of guests as well as increasing numbers of repeat guests. This site is very safe and offers guests exceptional birding, fishing and cultural experiences.
The lodge sits on 11.5ha of land including 375m of lake frontage. Lake Nabizwe is +-6km long by +-500m wide and has water all year round. The level of the lake rises by as much as 4meters during the flood season, nearly lapping some of the rooms and giving guests phenomenal views across a tranquil body of water. During the winter months, a pod of up to 40 hippo’s make the lake their home and are often seen in the water opposite the lodge. The lodge structures have been constructed amongst a large number of huge indigenous trees with immaculate lawns and gardens.
The main lodge accommodation consists of 5 brick chalets and 5 luxury tents (canvas over gum-pole structures). All units are en-suite and very comfortable. 4 of the brick chalets have stocked self-catering facilities. A communal, fully stocked kitchenette services 3 of the luxury tents, making for an ideal area for groups to stop over.
An additional 4 safari tents built adjacent to the campsite and sharing the campsite ablutions offer camping guests the chance to “relax in relative comfort” by not having to erect their own camping gear.
The campsite is fully lawned with sites under large trees which offer shade during the hot summer days. A well designed and serviced ablution block (men/ladies) with ample hot water services the campsite.
The lodge has a restaurant (Lapa) which houses a bar, dining area, 2 x small lounges and a kitchen. The lodge can feed up to 30 people at any one time.
The lodge is connected to the main national power grid which is very dependable. Water to all rooms comes from an on-site borehole. Lake water is used to irrigate the gardens.
The lodge is accessed via a fully tarred road and is located 75km from the Namibia/Botswana boarder and Chobe National Park.

Real Estate:

The lodge has in its name a 25 years Zambezi Communal Lands Board Lease (issued by the Namibia Ministry of Land Reform) which comes up for renewal in 2045. This is on top of the PTO from the local community, and area Tribal Authorities. This form of lease is the best that a foreign investor can hope to get in Namibia.

Location:
The Lodge is situated 25km by road east of the Caprivi Strip town of Katima Mulilo. The lake on which the lodge is located is the largest of the Zambezi floodplain lakes located east of Katima Mulilo and joins up to the Zambezi River during the flood season (annually from January to June). The road access to the lodge gate is a dual lane, full tar surface.

There are another 2 lodges in close proximity but which are owned and run by a large corporate chain. Our lodge offers the “personal touch” to guests which is appreciated and is reflected in many of the comments found on social media.

Reasons for selling:
We are looking at constructing another lodge and will not have the time required to offer the personal interaction with guests that the lodge has become renowned for. A new, dedicated owner is required to continue the success of the lodge.
