Pyrenees - Ariège Small Château
This property consists of a renovated 16th century chateau/manor house divided into 2 dwellings. It is located on the Voie Verte, a disused railway line - now transformed into leisure/tourist foot and cycle path - between Foix and St Girons in the Ariège.
The big house has been lovingly renovated and refurbished by the owner, a French artisan, who although carpenter by trade, turns to gold everything he touches. Every aspect of the house, from the handmade double-glazing (wood frames of course) to the original staircase to the planked flooring has been overseen and perfected by this craftsman. The result is a superb 6-bedroomed gite on two floors with a vast kitchen (you can seat 18 at the kitchen table), an enclosed balcony, a spacious lounge with wood-burner, 3 bathrooms and 3 wc. Downstairs there are another two ensuite bedrooms and separate kitchen/living space.
Two gites .... which are usually rented out together to groups of 20 guests, at €2300 per week. The whole building is heated by a powerful wood-fired boiler which feeds radiators in every room. Ecological and cheap. Buyers could opt to run the business from a distance ... or use one of the gites as their home while renting the other ... or use the whole chateau as an upmarket B&B. Plenty of options...
There's no pool (little demand in the foothills) but they do have a project to put a jacuzzi in each level of the chateau's 'tower' - as yet unexploited. The garage on the ground floor of the chateau is used as a joiner's workshop but could be converted into more accommodation ... or into a cyclists' workshop, as cycling groups tend to use the chateau as a base for attacking the Tour de France climbs more and more. There is a winter season as well with the nearest ski slopes at less than 40 minutes and mild enough weather in January (15°) in the foothills to attract walkers, cyclists and horse-riders to the Voie Verte.
Our opinion: Buyers can't go wrong with this neat little business as it has the location, the charm and the quality to attract a wider clientele. Currently run by a French couple for French guests, astute buyers could open it up to a more international clientele for a longer season.

Right beside the Voie Verte - a footpath devoted to cyclists, walkers and horse-riders which runs through the Pyrenean foothills from Foix to St Girons. Perfect cycling country near to some of the great TdF climbs. Also near to a couple of good ski resorts. Airport 75 minutes away at Toulouse.

The Chateau's tower has yet to be finished (interior): a project exists to put in spa facilities.
