Holiday apartments (aparthotel) are located in the seaside town of Starigrad-Paklenica (Croatia) – the well-known destination for active holidays. Starigrad-Paklenica is the gate to the beautiful Paklenica National Park that attracts visitors from March until October.
Completely renewed holiday apartments are located right beside the sea and about 15 minutes’ walk from the national park. The overall area of the building is 550 sq. m. The area of the land plot is 930 sq. m. The building comprises: 9 apartments, a cafe/bar, small office and a storage space. It is equipped with a modern solar water-heating system and a water softening unit. Now our guests can enjoy our Finnish sauna and the cedar hot tub located at the property.
The apartments are fully equipped with furniture, kitchen appliances and utensils. All apartments have converter ACs and SAT-TVs. There is a parking area, a terrace for sun-bathing with pergola, children’s playground, barbecue set in the yard of the aparthotel.
The aparthotel passed official state certification as holiday apartments. It is now in its 7th year of operation. Number of bookings and the revenue are constantly growing. Many opportunities for extension and business development are available.
This business would be suitable for someone wishing to relocate from a non-EU country as it provides a legitimate reason for obtaining official permit to stay in Croatia.

Real Property Included
The owner can use one of the apartments as own accommodation. The biggest single suitable apartment is abt. 40 sq. m. Also two neighboring apartments can be connected making the total area abt. 80 sq. m.
The apartments are conveniently situated near the main street of Seline/Starigrad-Paklenica in a small bay. The building is beside the bay (50 m) with direct unobstructed access to the sea. It is possible to build own pier in the bay, draft design has been prepared.
The location of the house is very convenient for guests visiting Paklenica national park, as it is close to the both entrances to the park – between them. It takes only 15 minutes’ walk from the apartments to the Entrance 1 of the park.
There are 9 apartments in the house: 6 studios and 3 one-bedroom apartments. The apartments were recently renovated including new furniture and kitchen equipment. Upper-story apartments have balconies; ground floor apartments have terraces. There is a kitchen in every apartment including cooker, sink, set of cookware, cutlery and dishes, refrigerator. Some apartments have dishwashers. All apartments are air-conditioned, equipped with LCD televisions and SAT-TV.

There is a central heating system in the building that allows the aparthotel work year round.
Besides the apartments the building comprises a cafe / bar, small office and a storage space. The cafe is brand new (equipped in 2015) and can accommodate about 15-18 people inside and as many outside in the adjacent terrace.
There is a parking area, a terrace for sun-bathing with pergola and an outdoor sun shower, children’s playground, barbecue set in the yard of the aparthotel.
The building is absolutely legal - Rešenje o izvedenom stanju KLASA: UP/I-361-03/13-11/22303, UPBROJ: 2198/1-11/1-15-12-LM. The building was certified as tourism accommodation/public catering unit.
We own a land plot alongside that is in the constriction zone. It can be used for further expansion (i.e. constriction of more tourist accommodation or other facilities). This plot of land is not included in the price as quoted above.
A small marina or facilities for water sports can be developed in the adjacent bay.
Private holiday apartments (“pružanje turistickih usluga u domacinstvu”) is the main competition in the area. However most of them have been historically underinvested and presently have outdated facilities. An important competitive advantage of Paklenica Sport Apartments is a good location with access to the sea and short distance to the national park.
