** We don't know about immigration to Canada. I'm just editing the post to say that because we're getting lots of interest with immigration as a condition and we really have no expertise in that area. Thank you! Our Apologies! **
No past farming or agricultural experience necessary to operate this business. The hops farm is located on a 125-acre hop yard in Agassiz, British Columbia. An aerial schematic of the farm’s layout can be viewed in the images of this post.
There are several different types of hops known as “hop varieties”. We’ve focused on Cascade, Centennial, Chinook, Sterling, Priple Pearl, Brewers Gold and 10 other varieties. The international craft beer boom has created a shortage in hops. The hops plant has a 25 year life cycle (no need to re-plant) and is harvested once per year between September – November. This means once the plant is harvested and pelletized for breweries, it will re-generate for the duration of it’s 25-30 year life cycle. Typically there are 900 -1000 plants per-acre and each plant produces between 1 – 2lbs (pounds) each harvest. Hops sell to breweries for between $15 - $25 per pound. Google "Cascade hops for sale" or any other type of hop to get an idea.
This is an established business with a drip irrigation system, fresh water well, power, 3 sea-can storage units on site for equipment, tractor, polls in the ground, wire and other required equipment. To be the most efficient, the farm has hired Rick Knight from Knight Hops Consulting with 35+ years in the industry.
Processing Facility (Located in Chilliwack)
The farm has a warehouse with a WOLF 220 hops picker, drying racks, tool storage, cool storage area and all equipment required for harvesting hops. (this is not included in the sale).
IoT Smart Farming (Internet Of Things):
In order to optimize the crop yield per plant, we’ve implemented and built the farm to be smart farm compatible. The data is streamed to a secure online dashboard where soil nutrients, humidity, fertilizer and water consumption among other data set’s are analyzed. This allows us to monitor the health of the plant and respond accordingly. Please see: https://myhops.farm/ for that.
$150,000 (Minimum $50,000 Cash with possible vendor financing on balance).

As for every hop cone we grow, has been spoken for and sold by either local craft breweries in BC / Across Canada and international sales to China, Russia etc. This is partly due to Canadian trading policies.

Agassiz, British Columbia, Canada Seabird Island. ***Don't start calling the Seabird Island band to see if we're really there that will just annoy them and then they'll call us and ask us why people are calling. Book a farm tour if you want to see.
Processing Facility is located in Chilliwack and is not for sale. We have several contracts with smaller hop farms that need us to process their hops for them.
Site Survey must be done before pole pounding as a natural gas line runs through the field.
We're at 47 constructed and planted with an additional 30 acres constructed and ready for planting. Each 1 acre produces around $30,000 gross. 500 acres is possible in 3 years time.
Due to the international shortage of hops, most of the hop farmers in BC are all working together to fill the void. In fact we process many local fields and charge a rate per lbs (pound) of hops we process. In addition, local craft breweries and larger breweries and international breweries want to buy our hops because we're located in the perfect growing condition (49th parallel). Hops don't need direct sun light but love lots of water. Our soil has a sandy loam which allows hops to drink lots of water and then naturally drain out. If you're not familiar with BC, we have lots of rain. And if not, we have drip line irrigation system.
Demand for hops has increased with locally made craft beer. At the moment the companies vision is to expand our processing facility and charge a processing fee per pound. We can get into more details about what exactly we are selling over a no pressure meet and greet phone call.
Some vendor financing available but you must have a minimum of $50,000 to participate.
