Established at the beginning of 2007, this thriving Dream Doors franchise in Norwich is now available to buy.
Its owners, a husband and wife team, had always planned to sell and retire when they reached 60 years of age. And, while they're not at that age yet, they have had a couple of minor health scares that have made them reassess their exit strategy.
Through years of hard work – and following a proven business model too – they have been more successful than they'd ever anticipated. This has put them in a strong financial position, allowing them to accelerate their plans and retire earlier than they'd previously thought possible.
They'll leave a healthy and prosperous business that, with ambitious new owners, can flourish even further.
The owners have recently invested £25,000 in doubling the showroom size and upgrading its IT systems. The premises now includes bedroom displays to promote additional revenue streams, as well as more kitchen bays that showcase cutting-edge products and storage solutions. What's more, there is now more office space and ample storage to match the best Dream Doors showrooms that top £1million in sales every year.
The business benefits from a very loyal and close-knit team who are trusted completely by the owners. The two employed kitchen installers have worked for the business for 13 and 14 years respectively, and there are also part-time staff that cover showroom management, bookkeeping, administration and van-driving/stock control.
As well as the showroom fixtures and fittings and an array of stock items, the business also comes with a cloud-based computer system and hardware, 2 fully fitted out installer vans with tools and a third Mercedes Vito van used for deliveries and rubbish clearance.
Dream Doors Norwich has amassed almost 800 positive customer reviews on the consumer monitoring website, Checkatrade. What's more, the business has a phenomenal local reputation, with repeat customers and plenty of recommendations to friends and family.
All of this means new owners can walk into a total turnkey operation, with all systems and staff in place to hit the ground running and achieve a rapid return on investment. Moreover, they will be joining the UK's #1 kitchen makeover brand with almost 100 showrooms nationwide.
And that's what makes this type of business so appealing. If you decide this is the right opportunity for you, you'll benefit from all of the freedoms and financial gains of self-employment, but you'll also be part of something much bigger – an award-winning franchise brand – with training, support, marketing activities and economies of scale way beyond any independent kitchen business.
If this opportunity sounds of interest, and you'd like to earn a six-figure income while working in one of the nicest parts of the country, then get in touch with Dream Doors today.
The lease on the premises runs until 20 September 2022 with 3 year break clauses and 3 year rent reviews (the last date being 19 September 2019). The business has occupied 13 Chalfont Walk since September 2007 and acquired the lease to number 14 in July 2018.
£9,900 per annum
The showroom is located in Eaton, which is one of the best suburbs of Norwich, close to the University, hospital and a large Waitrose. It is set in a 1970s housing estate within a parade of 4 shops which include a good hairdresser, a cycle shop and a physiotherapy centre. Customers to all these shops have also bought kitchens from Dream Doors over the years and the business has a good reputation in the immediate neighbourhood, having fitted several kitchens within sight of the showroom.
There is a large customer car park by the showroom and a larger car park at the rear which facilitates deliveries easily. Attached to the showroom are two garages which are used to for storage, as well as two further storage rooms and two extra garages that are rented from local residents, so there is plenty of onsite storage, which has all been racked out appropriately.
There is a double office, which is used by the owners, a second office space used by all staff, several desks, plenty of filing cabinets (9) and shelving, cupboard space and a large commercial inkjet printer, two toilets and a staff kitchen, including fridge, microwave and sink.
The showroom is large bright and airy with a good double frontage, occupying both 13 and 14 Chalfont Walk. There is a large section with display racks showing the wide range of doors, worktops and handles on offer with a further 11 kitchen display sections illustrating how various styles/looks can be achieved from slick modern plain styles in gloss finishes to more traditional shaker styles. There are also 2 bedroom displays as well as a sliding wardrobe door display. It has two island displays one illustrating the versatility of the Wharf seamless worktop product. The showroom also has displays showing solid wood, a variety of laminate and slim Aria worktops as well as laminate and stunning glass splashbacks. There are 6 sink displays and various other kitchen appliances incorporated into the kitchens such as gas and induction hobs, a variety of extractors, several ovens and microwaves including a Neff slide and hide oven and a Samsung Dual flex oven and dishwashers. There are a range of internal storage solutions such as le-mans and magic corners and traditional carousels and internal bins.
While the current owners have built a very successful and lucrative business, there is huge scope to expand. Newer franchisees are close to £1.5million in annual sales, and some enjoy earnings close to £200,000 a year.
Like all 100 Dream Doors franchisees, there are some local competitors but none that offer the blend of quality products and affordable makeovers, supported by a national brand with local franchisees who own and run a retail showroom. Other independent kitchen studios that only offer full kitchens often refer customers to Dream Doors Norfolk for makeover options.
