Located 9 miles from Punta Gorda Town and the ocean, is immediately off the paved Southern Highway and has on-grid electricity, potable city water, high-speed fiber optic internet, and cable TV amidst 20 acres of wildlife-filled jungle, walkable trails and 750 feet of creek frontage with a natural swimming spot. We have 9 units in total, 4 are in the lodge of concrete construction with A/C and cable TV and 5 thatched eco-style casitas with ceiling fans and hot water showers. There is a separate caretakers/owners' apt and a second floor 40' x 40' screened dining room and kitchen.
It was awarded Certificates of Excellence and Travelers' Choice recognition in 2018 and 2019 by Tripadvisor. We operate mainly as a Bed and Breakfast style property but do have a large dining room and kitchen outfitted to serve all meals to groups visiting as well.
With 241 species of birds on our eBird Hotspot list, the Lodge is a birdwatcher's delight. Well-maintained trails, varied habitat, and close proximity to all the top Toledo birding hotspots are helping us make a name in the birding community.
Another big interest we have is in the local cacao industry. We host chocolate groups who visit to eat, drink, even bathe in chocolate, in addition to experiencing our local cultural culinary uses of chocolate.
So, with birding, chocolate, and all the other eco-adventure activities on sea and land available to visitors of Southern Belize, this Lodge is well-positioned for continued growth.
Real Property Included
2 story concrete construction building with 2 bedrooms, 2 bathrooms and 2nd floor screened veranda. It is not a large home - 1,250 sq feet finished - but is a good base to expand on if an owner would want a larger home. Currently, our caretakers live in the accommodation and we live off property.
The lodge is located 9 miles from Punta Gorda in the Toledo District of Southern Belize immediately off the paved Southern Highway 300 yards down a palm lined driveway. Very easy access yet feels remote when on property.
The property is 20 acres, 3 of which are tropical garden filled with plants, trees and flowers that birds love. The other 17 acres are tropical forest with trails throughout and includes 750 creek frontage and a beautiful natural swimming hole. There are a total of 6 buildings on property - the main lodge of concrete construction, 4 thatched wood construction buildings housing the casitas and another 2 story concrete construction building for caretaker or owner accommodation.
No planning permits were needed at the time of construction. We do have Central Building Authority clearance for the existing buildings as well as from Department of the Environment and all the local authorities such as Fire Dept, Health and Sanitation, etc. These clearances are necessary to operate as a tourism lodging in Belize.
There is great potential in the Toledo District for the tourism industry because Toledo has attractions not common to other districts. It is the most culturally diverse area of Belize with Maya, Garifuna, East Indian, Kriol and Mestizo peoples all living and working together. Toledo is the home of the cacao and yellow ginger industries. Mix cultural with culinary and you have great tourism potential. Toledo also have more bird species than each of the other districts and since it is the wildest, greenest district, it has more interesting places to see those birds. So, birdwatching tourism is on the rise. As, for our property, there is room for expanding capacity as tourism grows or creating an on-property tour such as cultural cooking classes or growing some cacao and offering a cacao experience.
The Toledo District is the wildest, greenest part of Belize and is not nearly as touristed as the cayes, coast and western part of the country. This means we are still building our tourism industry in the south and are competing with the more established areas of Belize.
Age and a desire to travel ourselves. We do not plan to leave Belize.
All days but we usually close for a month or two in the August to October time frame.
We have no plan of leaving the area so would be available to support and train as need be. We are flexible.
We could sell on terms with a significant portion of sale price being paid up front and the balance being paid in installments with interest over a 3 year period. Title to property would not transfer until payment is complete.
