The owners are now at retirement age, and would like to be able to retire, but to remain in the area, where they have lived all their lives.

A successful local restaurant, serving good local food to local Italians, speaks for itself, and the venue is very popular for celebrations such as seasonal events, summer and winter, and there are many! To be able to give a true appraisal and description of the extent of this property is impossible solely by a written description. The property must be viewed in person to fully appreciate its grandeur, size, potential and extent of the arable land and sweeping vistas which come with it.

The entrance to the property is situated in open countryside, midway along the road from Roncaglia to Terrugia, and is denoted by a sign and an old rustic cartwheel. The approach is by means of a private road, to which the restaurant and farm own sole right of way. The surrounding land has no right of passage, other than by the owners of the farm and restaurant, and there are no easements or covenants attached to the property or land whatsoever.

The buildings are approached along the 100 metre private road, and lead first to the rear of the property, and to a huge gravelled car park to the left, which also has two large garages. The car park can hold at least 100 cars. To the right of the car park is the front of the farmhouse and restaurant. (See the picture above).

The main farmhouse which faces south, is on three floors, and has 30 rooms, and also an extensive wine cellar, which contains wine presses and woodworking machinery. There are also two apartments, and there are 5 rooms which still have to be renovated. Apartment number one is in the main farmhouse, and has three double bedrooms, a bathroom, and very large kitchen, and also a reception room with wonderful views, which is big enough to party and dance in. The second apartment is at the opposite end of the restaurant, and consists of a large living room, and kitchen, and a large double bedroom. Above this apartment there is a second floor which still needs to be converted, and also a tower, from which the owner used to keep his eye on the workers in the fields, many years ago. There are three central heating systems, for the main house, restaurant, and second apartment, and the restaurant also has a log burner. Above the restaurant is a "hay loft" which could be further developed.

The surrounding land consist of 30 acres, and is arable. There are no commercial crops being grown at present.

The immediate frontage of the restaurant is landscaped, and contains, movable seating and tables, and numerous fruit trees and flowers and also architectural features.

The restaurant itself, is beneath original period brick vaulted arches typical of the area, and has a tiled floor. There is a modern extensive bar, modern ladies and gents toilets, and also a raised up more intimate dining area at the opposite end to the bar. Seating is for well over 100 people, and there is ample space for dancing, and for a live band, although, there is a full sound system, which can be employed from the bar, both inside the restaurant, and outside in the covered area under the hay loft for those warm Italian nights. The kitchen is modern, and contains everything needed to be able to cater for the restaurant, and there is access from there to the main farmhouse.

The nearest small town is Terrugia, which is literally five minutes away.

The city of Casale Monferrato is ten minutes away by car.

The town of Asti is fifteen minutes drive.

Milan, Turin and Genoa airports are one hours drive, and there is easy access to the motorway network.

Switzerland, Lake Como and Lake Maggiore are one hour and twenty minutes drive, and the motorways are normally traffic free, unlike in the UK.
