The property is located in the heart of the green Tuscan hills at a height of 500 metres. The road to reach it, which was once a small path that could only be walked on and enlarged by the good will of the locals, rises sinuously enclosed in the vegetation, giving the impression to those who run through it for the first time that it must end at any moment. Suddenly, after a curve, you get to the top of the hill, and immediately you get the impression of infinity. Here is the house, and behind it is a wonderful view of the valley of the Val Cerfone.
The farm has a total of four apartments located within the main house of about 600 square metres on 3 levels. On the ground floor, there is a fully equipped kitchen, a large dining room, two apartments for guests, and a study. Going up to the first floor, there are seven bedrooms with bathrooms and the living area of the main apartment. The second floor consists of 4 other bedrooms with their own bathrooms and the sleeping area of the main apartment.
The annexes of 160 square metres host some technical rooms, a hobby room, and a spa with a Turkish bath, sensory shower, and Jacuzzi.
The swimming pool, located in a panoramic position dominating the Val Cerfone, is heated by a natural heating system with reduced environmental impact, using a biomass boiler integrated with a recently installed solar thermal system. The pool is 16 metres long and 8 metres wide and starts from a height of 1.40 metres until you get to a deeper area of 2.80 metres. It is provided with a wide access ladder and two edges with an infinity system towards the valley that make it look like a marine expanse. The land of exclusive pertinence is 23 hectares of forest, chestnut, and arable land. The part surrounding the accommodation has been completely fenced. The structure has almost total energy independence, as 26 Kw solar panels were installed. On the property are also 2 wells with a storage tank of 2,000 litres. Most of the water is heated thanks to solar panels placed below the buildings. An innovative system for heating with an extremely efficient wood-fired boiler has also been realised; in addition, we also find the classic LPG tank and a diesel generator for emergencies.
The area is renowned for its natural products, such as mushrooms and chestnuts. The place is very quiet, and 2 km away is the village with all kinds of shops. Art cities such as Siena (60 km), Florence (70 km), Arezzo (12 km), and smaller towns like Cortona (27 km) and Sansepolcro (24 km) are easily reachable.
