The property has been open as a Chambre d`Hote in 2017 (May to October), 2018 (mid-March to mid- October) and 2019 from April to October). Occupancy has been between 150 and 200 letting nights each season from 3 ensuite rooms. A fourth ensuite bedroom has just been added for the 2020 season increasing overall capacity to 10. There is potential to further increase occupancy by extending the season and through the development of a business website and social media advertising. Additionally, in 2019, a new cycle route "Euro Velo 3" has launched which goes through the local village.Revenue could also be increased by offering evening meals/other services to guests.
The large village of Availles-Limouzine is 2/3 minutes away by car or a 20/25 minute walk. It has two small supermarkets. chemist, bakers, bank, school, hairdressers, garage, medical centre, cafe/bar and two popular restaurants. There is a regular and varied programme of social events throughout the year. The Val de Vienne Circuit is just 8 km away and provides a substantial number of visitors for the Chambre d`Hote. It has a programme from March to October including car and motorbike racing alongside vintage vehicle,charity and Association events. This provides an extended season of reservations outside of the main months of July and August. Limoges and Poitier Airports are both approximately one hour away.The latter also has TGV connections to Paris and Bordeaux in under one and a half hours.

There are other providers of accommodation within the area but the number of visitors to the Circuit Val du Vienne alongside tourists,walkers and cyclists ensures significant demand.
We are intending to move to Spain for a new project and family reasons.
