UPDATE* – 25/May/21
We have updated our business to make it COVID/ future pandemic proof. We have renovated our games room into a brand new PROXIMARCHE – a large grocery / tabac / lotto / gas shop. It’s doing great. During our quietest time, only in six months since opening, the shop has made over 75,000 euros. This is from a brand new start and with not much advertising due to COVID restrictions regarding leafleting flyers etc … We easily predict, at the rate it has grown, (including the news we heard that the grocery in the neighboring village is closing in March 2021) the shop, ALONE, will make, at least an additional 275,000 per annum. This does not include the camping, bar, cafe, snack bar, restaurant or the gites!
We are looking to sell simply because we wish to do other things. My partner is a Captain with endless sailing opportunities and I wish to follow my dream of becoming a writer. There truly is nothing wrong with the business – the first person to offer us nearest to 599,950 euros will get a deal! (Price does not include stock which is payable at cost price). We had a valuation in 2021 for 750,000. We have reduced the price 150,000 euros!
Update 20/06/21: The camping, bar, restaurant and shop are VERY busy. Last 7 days has seen a turnover exceeding 12,000 euros (Saturday 12th June – Friday 19th June). The business is extremely successful.

– these figures do NOT include the extra turnover and profit coming from the installation of the Lottery and Scratch-cards machine coming in October this year provided by France des Jeux (Lottery, Euro-Millions, scratch cards, etc.)
At the moment, just two of us are managing the big new grocery, the take-away snacks, the Gite rooms and the camping. During the current covid situation, the bar and restaurant is closed but the rest of the business is easily managed by two people. Normally, when we are really busy, we have an extra chef in the kitchens and two more people for front of house. These can be seasonal contracts with no commitment outside of the peak season.

Two tennis courts, car park (Permission from the Mairie to develop the tennis courts into a swimming pool and sun terrace with beach-style tiki-bar and snack cabin). In July and August, temperatures average out at around 40 degrees, a swimming pool would be a perfect addition.
On-site, (Now Large), grocery shop, it is well-stocked as it is also used as the village shop as there are no other shops in the area (nearest is 8km). Well used by locals, visitors and campers alike.

On-site bakery. We bake our own fresh bread and pastries each morning. Good profit margin and also well used by the locals in the village. As the nearest bakery is 8km away
Award winning, Gault et Millau starred restaurant. 40 cover restaurant with additional 38 cover outdoor terrace. Exceptionally well used by both campers, gite guests and locals. An amazing reputation. Awarded it’s first star by Gault et Millau and is featured in the 2020 guide. A strong possibility of winning a Michelin star within the next year also.
Included is a bar license 4. These licenses are no longer issued by the Government. It allows you to serve alcohol in the bar without the need for the customer to purchase food at the same time. Another license does not exist in our commune and therefore stops any future competition.
Bar / Cafe area popular with cyclists, walkers, boaters and climbers.
6 bedroom Bed & Breakfast. Popular with groups and individuals. They usually eat in the restaurant also.
Accommodation for owners on the top floor comprises of a studio apartment (bedroom / lounge area and en-suite bathroom) – this could be an additional luxury room for the B&B. Large open-plan apartment (kitchen, dining area, lounge area with separate double bedroom with en-suite shower room).
