The terrace offers a fantastic ambiance by the fireplace for unforgettable evenings with friends or family. No wonder that our guests like to come back and not surprisingly that we have a very high occupancy rate.
The modern building services allow the operator the greatest possible freedom. The main entrance is code-secured and gives late arriving guests easy access. The doorbell or door intercom system can be redirected to any telephone number in a few moments via the modern telephone system and thus in exceptional cases can greet arriving guests even from a distance and be let in.
At present, the application for the operation of a café/bistro on the terrace and in the basement of the house is in progress. Part of the ongoing application for a concession is also the operation of what is probably the world's first "SAIL-IN® Café". The concept envisages that the numerous boaters are served at the pier directly in front of the house without having to leave the boat. This unique concept is likely to make the house known far beyond its borders.'

The are two apartments with 1400 sq.ft. each. One is on the ground floor and the other on the first floor. Both have a large balcony facing south, which extends across the entire width of the house and offers a breathtaking view on the Lahn river.
Nestled in the lovely Lahn Valley, the "HAUS am FLUSS" in Laurenburg is located directly at the Lahn, one of the most beautiful rivers in Germany. Few regions in Germany convey dreams of nature as softly and quietly as the landscape at the lower reaches of this gentle river. On both banks, surrounded by dense forests, proud castles and romantic little towns tell of the bustle of times long past: Bad Ems (20 km away), where once the greats of the world cured. Nassau (14 km away), the former seat of generous counts and important barons and centre of the nature park of the same name. And finally, the picturesque Limburg (20 km away), with its world-famous cathedral and its enchanting old town.

For more than 10 years the HAUS AM FLUSS has been an exclusive guesthouse, which has been expanded every year due to the high demand. Meanwhile there are 6 double rooms and 2 apartments for up to 25 persons available, all of which offer television, telephone, W-LAN, daylight bath and many other amenities. Two guest rooms have their own terrace or balcony.
In addition, the house has 2 apartments, each with 130 m² living space and a large balcony facing south, with a unique view of the river.
The highlight is the terrace of approx. 100 m², located directly on the river Lahn, with a fireplace and a swivel grill.
Since 2020, a small selection of meals is offered to house guests in the evening on request. A popular evening dish is tarte flambée, which is prepared in different variations. Registrations including orders for dinner can be made until 4 p.m., so that there is enough time for preparation and flexible planning is possible.
Laurenburg offers its visitors with only one restaurant in the inn "Zum Lahntal" only a very limited range on site. Backpackers, whether on foot, by bike or on water, also have a very limited radius of action. Therefore the offer is gratefully accepted by a large part of the guests. In addition to the turnover through food, there is also the turnover through drinks (self-service). This great potential for future sales growth is not included in the sales figures for 2019.
The seminar room, which was completed in autumn 2019 , is an attractive opportunity to increase capacity utilisation even in the low season and thus significantly boost sales.

At present, the application for the operation of a café/bistro on the terrace and in the basement of the building is in progress. Once the permit has been granted and the new owner decides to carry out the structural measures, the house should become a crowd puller due to its immediate proximity to the Lahn and its charming ambience. The planning is designed in such a way that passers-by will also have access from the street side. This is because the popular Lahn cycle path, which attracts thousands of cyclists and hikers every year, runs along the river.
Part of the concession application is also the operation of the world's first "SAIL-IN® café". At a jetty yet to be built, right next to the house, boaters could then place their orders from the boat at the jetty via radio and would be served there. This unique concept is likely to guarantee media-effective marketing of the café and to promote the house far beyond the borders of to the public.
In the event of official approval, the operation of the café is only
option and of course not to be seen as a condition.
In any case, a pier with a ladder directly in front of the house would make the entrance to the Lahn for bathing much more comfortable. Some guests enjoy the refreshing water of the Lahn when they return from an eventful trip in the region.
Together with the property, a pier is also sold, which is located about 80 m up the Lahn. This footbridge could be an important condition for the future application of a new pier directly in front of the house. Since the maximum number of footbridges in Laurenburg has already been reached, the authorities would probably make the dismantling of another pier a condition for the construction of a new one.
One of the potentials is the closing of the gap of the Lahntal cycle path. What was finally approved in 2019 after 30 years of constant debate between the district and various environmental protection associations is now to be implemented in 2021 and 2022. The cyclists on the Lahn cycle path will then no longer have to cycle over the mountain and through the village of Scheidt and overcome numerous metres in altitude, but will be able to stay on the Lahn and will be led past the "Gabelstein Nature Reserve" by means of two bridges. This will make the cycle path even more attractive and boost tourism in the Lahn valley.
Alternative use of apartment
The approx. 130 m² apartment on the ground floor will be vacant from September 2020, the apartment of the same size on the upper floor will be vacant from the handover. In addition to a renewed long-term lease, one of the apartments could also be put to another use.
1. another large holiday flat with two bedrooms, large living room could be created, which would certainly enjoy great popularity due to the large balcony facing the Lahn.
2. if the future owner decides to run a café/bistro, it might be interesting to use at least the living room above the guest room as an extension to the guest room, so that there are enough seats even in bad weather. In this case the rest of the apartment, i.e. the 2 bedrooms, the bathroom and the guest toilet could be offered as an additional guest room for families.
3. the apartment could also be used as a wellness and sauna area with a generous rest area in the living room or on the large balcony. This would certainly be an interesting possibility to increase the occupancy in the low season. A slimmed-down sauna variant could also be combined with option 2, the guest room extension for the café/bistro.
SUP is the abbreviation for Stand-Up Paddle. This new sport is becoming more and more popular worldwide and especially on the Lahn. There is no SUP board rental in Laurenburg yet.
HAUS AM FLUSS is widely known and is one of the "Top 5" ranked accommodations within a radius of 50 kilometers at HRS, which includes cities like Wiesbaden or Koblenz.
