About the Area and Community
This Tivives Residential Estate is a unique and one of a kind development in Costa Rica. Because of its status in a Reserve, it has abundant wild life and is the only beach in Costa Rica that allows construction within 20 meters of the beach. And this property consists of two lots, so has 125 feet of direct beachfront.

It is situated within a Maritime Reserve and is bounded on the west by the Pacific Ocean and on the east side by a mangrove forest reserve and fresh water reserves. For this reason the community can never become larger or have more houses than it already has. The Tivives beach itself is approximately seven tenths of a mile long and is bounded on each end by cliffs that prevent access to this village except via the one Gated entrance road, keeping it basically a private beach for residents.

It is a paradise for nature lovers, as a home to the beautiful scarlet macaws, parrots, seagulls, pelicans, the famous Albatross and a variety of monkey’s and other animals that live within the majestic mangrove ecosystem. The beach gently slopes out to sea, great for getting in, and has a soft sand, with no rocks or coral. There is also a decent surf break on the incoming tide.

The Homeowners have formed a Cooperative Association which offers a series of advantages not found in other communities. With 55 years since its foundation, this Cooperative has enjoyed a Concession granted by the Municipality of Esparza and the Costa Rican Tourism Institute (ICT). This concession was recently renewed in 2020 for 20 years, with the next automatic renewal in 2040.

By the statutes of the Cooperative, it is forbidden to install bars, shops, discotheques or lounges inside the residential estate area, keeping it non-commercial.
Some homeowners in this development who do not live there permanently, advertise their houses on AirBnB and earn excellent side income covering costs.
