The hotel is titled property with no liens (this is not a concession) and is located just across the small street from the beach lot. This means that you will be the full owner and without any rent to pay to a third party.
It has 17 rooms, 11 with private baths and A/C and 6 rooms with a ceiling fan, that share 2 ½ baths.
There is an owner’s apartment on-site with a bedroom, living area (or second bedroom), one bathroom, and a kitchen and a storeroom. The living area or second bedroom is a lock-off from the apartment so the apartment can be rented if you choose to live off-site.
The construction is a combination of concrete and hardwood. I believe most of the construction is about twenty years old. The hotel has a small kitchen and restaurant where we serve breakfast to the guests but not lunch or dinner.
The restaurant area only serves breakfasts, but all licenses (catering and alcohol) are up to date for a restaurant if this is your project.

Hotel occupancy averaged 54% annually before Covid. This year (since October 2021) seems to want us to increase this occupancy rate. The low season months are Sept, Oct, and Nov and we use that time for painting and repairs. In the past, we have not closed our doors in the low season, although some businesses do in Samara.
We bought the hotel almost 8 years ago and enjoyed the experience, but now we have a new project, still in Cost Rica.
