Having purchased the hotel in 2007 the current owners have spent a lot of time and effort establishing the Blackaddie House Hotel as one of the finest country house hotels and restaurants in Dumfries and Galloway, winning many accolades along the way. Renowned for its culinary delights, the hotel trades with a 4 star accolade from Visit Scotland, 2 AA Rosettes and won Best Scottish Hotel in the Best Loved Hotel Awards 2018/19 as well as a regional finalist in the Scottish Thistle Awards 2018/19 to name just a few over the years.
The owners have also built up a name not just locally but among many of their returning guests for offering a memorable and unique experience within perfect surroundings.
Due to the continued refurbishment, with certain areas having been completed in 2019 the property is presented to a very high standard throughout and for a new owner, very little if any CAPEX would be required. Further benefits include 2 electric charging points. In addition to the main hotel the self-catering cottages allow the business to target a different market and prove very popular throughout the year with larger parties including fishing and shooting clientele.
Although the business trades well showing exceptional profits on a purposely limited turnover and limited hours there is still huge potential to take things further in particular, small country house weddings, functions and meetings, lunches, utilising the landscaped gardens for a possible marquee and the use of the whole hotel for the guests. The owners have done a bit but still very much an un tapped market as the hotel is currently run to suit our client’s requirements.
The sale of Blackaddie House Hotel offers an exceptional opportunity for a chef proprietor or as a family run operation and a viewing is strongly advised to fully appreciate what is on offer.
This spacious self-contained cottage, converted from former stables, benefits from its own private access allowing the owners to come and go as they please. Presented well and comprising: a large lounge, 2 double bedrooms, superior fitted kitchen/ dining area and large bathroom.
