I am selling agricultural land in an area of 1900 hectares, the process of buying new agricultural plots is continuing.
Location of agricultural land: Dolj county
Legal status of agricultural land: – 1500 hectares of agricultural land owned have a land register – 400 hectares of agricultural land owned have a cadastral file under construction.
The legal degree of merging the agricultural land: the agricultural land owned by the legal entity is leased during the agricultural year 2020 – 2021 and is within ten neighboring localities.
Property development and consolidation
Through new acquisitions, a very good degree of merging and the possibility of better exploitation is reached, both phenomena leading to an increase in the value of the property.
The right of pre-emption, given by the new law of land acquisitions outside the built-up area, gives a great value to this property, because the current extension and presence in many plots makes us fully benefit from this right.
Land exchange requests are very common, but so far the owners have not responded to these requests for two reasons:
a. not to have to buy, later, what is now given in exchange, if the project is developed to a larger area, up to 3000 ha;
b. the land in the middle of the projects owned by other investors, or in their area of interest, from the neighboring communes proved to be a exchange currency.
