Located in a UNESCO Island Biosphere Reserve and perched at 200 meters elevation on the slopes of a cloud forest/dormant volcano the property features jaw-dropping views of an active volcano and Lake Nicaragua – the world’s 19th largest fresh water lake.
The property is ideally located on the edge of Balgue, a tourist hub on magical Isla de Ometepe – one of Nicaragua’s national treasures and featuring two volcanoes joined by a sandy isthmus. From the air the island is shaped like a figure ‘8’. The island is famous for its peaceful idyllic lifestyle and is a natural wonderland offering visitors a plethora of adventure activities including volcano hiking, kayaking wetlands, visiting pristine waterfalls, swimming in refreshing crystalline volcanic springs offering medicinal value equal to that of thermal springs, horse riding along volcanic sand beaches or through the jungle where you can see howler monkeys. The island also has a rich cultural indigenous history and is home to thousands of pre-Columbian petroglyphs scattered across the island and bordering the property are shade-grown organic coffee plantations.

The farm is located at the entrance platform and hosts;

Located in the center of the property, this area has been left in its natural state and features nature hiking trails for guests.
The entire property is off-grid and functions on solar and wind energy (mounted wind turbine). The system includes inverters, new deep cycle batteries & charge controllers. There is also a back-up generator to recharge batteries in case of extended overcast/wind-still periods.
The property is connected to the local potable water system which includes a network of gravity fed tubing that distribute volcanic spring water from a central subterranean source high on Maderas Volcano. This means that ALL of the water you drink and bath in come directly from the volcano and is a true luxury in today’s world. Once inside the property, the water is stored in one of two enormous ferro-cement water tanks. In the entire time the eco-lodge has operated it has never experienced water shortages in fact, the second water tank has never been needed but is standing by in case of expansion.
The main lodge and swimming pool area include 2 flush toilets that are connected to bio-digestors (considered to be one of the most ecological methods of processing black water). Furthermore the main lodge also includes a compost toilet and a men’s urinal. All compost toilets on the property are cleaned daily with contents being deposited into a central composting area where they are processed and later become fertile soil used to nourish the plants of the eco-lodge and farm.
Two guest cabins have recently been fitted with flush toilets connected to bio-digestors while the rest of the cabins and houses are fitted with daily cleaned compost toilet systems.
The kitchen and laundry have been fitted with an ecological grey water processing system that uses a mix of gravel, sand and plants to filter waste water and convert it into a state appropriate for watering plants.
There is 1km of double-banded cement road leading from the entrance platform to the main lodge on the top platform which grants vehicle access to all areas of the property and allowing for continued expansion.
Included in the sale is a 2004 Diahatsu Terrios 4WD.
Isla de Ometepe covers 276km2 and is home to more than 40,000 people. It has its own regional airport which is a 20minute flight from Managua International Airport. Flying in across the lake and in between two volcanoes is a truly memorable experience. (Throw backs to Fantasy Island, for those that know the program and are old enough to remember :-)
There are 2 functioning ports on the island which receive ferries and boats from the mainland daily (365days a year). The trip across the lake takes 75minutes each way and is a beautiful experience. Many of the ferries take vehicles. The cost of bringing a vehicle to the island is a little over US$15 each way making it the best way for visitors to see the island. There are lots of taxis on the island but they tend to be quite expensive.
The majority of the main road that leads around the two volcanoes and across the isthmus are mostly paved and in surprisingly good condition. The roads leading off the main road are usually dirt roads.
Despite being very low-key the island is well equipped with a hospital, banks, supermarket, police stations and numerous schools.
There is a well developed network of foreigners on the island many of whom own businesses and farms. Apart from agriculture, tourism is the next largest sector on the island. There are over 157 tourism accommodation-based businesses as Ometepe is highly regarded as one of Nicaragua's 'must see' tourism gems.
