PROPERTY
The Aberdeenshire village of Strichen has a population of around two thousand people and it was one of the first planned villages in Scotland with most of the buildings constructed in the nineteenth century. The Mormond Inn was at one time a “Drovers” Inn dating back to around 1766 and it is typical of the village as it is built in heavy stone with a pitched and slated roof. Recently the Inn was refurbished and it is in good condition throughout. Most of the Turnover comes from wet sales but the catering side of the business is steadily growing. The site is unrivalled with the garden running down to the bank of the River Ugie on which the Inn has fishing rights for both Salmon and Trout. The rear of the Inn is a suntrap and the balcony area, which can seat over forty, is very popular. The Bar is in two sections with a semi-circular servery joining them and allowing one team of staff to operate both. The present Owners have decided to place the business on the market as one of them wishes to retire. While the Turnover is healthy there is no doubt that keen new owners could enhance this considerably.
BAR
This is an attractive room with two sets of patio doors to the balcony which can accommodate more then forty people. A section of this balcony is heated and is used as a Smoking Area. The Bar is full of character and some murals have been painted on the walls. The seating between benches, stools and chairs can accommodate approximately forty-two people around the nine tables. There are two dart lanes, a pool table, a jukebox, a gaming machine and a Freeview television set. On the Bar there are forty-two Optics and part of the wall had been taken back to the original stone. The Servery has been constructed in wood and the floor lined with timber. On the Gantry are ten Ale Fonts and there is the usual Sink Unit and Wash-hand basin underneath. Among the other equipment is a glass-washer, a pizza oven, a microwave, three bottle display fridges and a till. The icemaker is located in the cellar.
LETTING ACCOMMODATION
This area consists of an en-suite Bedroom and Lounge Area. In the Lounge there is a granite, open fire and there are French doors leading to the Bedroom section. The en-suite is large and has a Shower and separate Bath.
OWNERS ACCOMMODATION
The Owners Accommodation consists of a large Lounge/Dining Room and two well proportioned en-suite Bedrooms.
LADIES & GENTS TOILETS
There are two sets of Ladies & Gents Toilets. One at each end of the room.
EXTERNAL
The Mormond Inn sits on a site of approximately 1 Acre with the ground leading down to the bank of the River Ugie on which we understand there are fishing rights on a two mile stretch for both Trout and Salmon. Also here is a Beer Garden, a Children’s Play Area with Trampoline, Swings and Sand-Pit. On sunny days this area is very popular.
LICENSING COURT
We understand that the Licensing Court is Peterhead and that the Mormond Inn carries a Public House License with Children’s Certificate with the following being the hours used at present:-
