Business description
The town of Rosyth is located on the northern shores of the Firth of Forth looking towards the Forth Bridges and just 15 minutes drive from Edinburgh Airport. The town is well known for its shipbuilding and has recently secured building a new aircraft carrier for the Royal Navy. It is also a popular docking harbour for cruise liners visiting Edinburgh along with being the ferry terminal linking Scotland to Zeebrugge in Belgium. The hotel sits very close to the ferry terminal and docks, but is surrounded by a mixture of businesses including well known international firms along with private housing. The large town of Dunfermline is just 10 minutes drive away and there are excellent transport links to Edinburgh via road and rail.

The Business
The property was built by the MOD in around 1963 before becoming a Hotel. The business generates trade from various sources including people working on contracts for nearby companies, tourists and locals. Very little marketing is carried out to promote the business with much of the trade being regular customers or recommendations. The cafe bar is used by locals and people working at nearby companies. The gym can be used by Hotel residents and also has a membership who pay a fixed sum each month. The bar and restaurant are also well used by locals and residents alike. The Hotel is run by a Husband and Wife team with the help of a full time chef, assistant manager, 2 general assistants and part time staff. While there are currently 36 bedrooms there is potential to increase this to around 50 by converting the 2 large flats into letting rooms. Also the current owner has outline planning permission for converting the property to a minimum of 54 flats. Further details are available on request.

The Property
The main entrance is from the car park leading into a reception lounge with reception counter and office behind. There is also direct access from this area out to the beer garden and gardens beyond. The lounge bar is an attractive room with picture windows overlooking the Firth of Forth and towards the Bridges. It would be ideal to extend this area by adding a large conservatory to the front (subject to permission), to take advantage of the views giving a great backdrop to enjoy drinks or a meal. The Restaurant can also be used for small private functions catering for up to 50 people with its own bar counter. The Cafe Bar has its own external entrance catering for 20 covers but also offering a take-away service.
The Gym is a well equipped room and has ladies and gents changing areas with showers. Again the gym has picture windows looking over the Forth. Finally on the ground floor is a Beauty room which is rented to a local beautician.

Letting Accommodation

There are a total of 36 letting rooms with 12 single rooms and the remaining all double/twin. All double/twin rooms have en-suite facilities with all rooms have tea/coffee making facilities and satellite TV. There is potential to increase the number of bedrooms to 50 by incorporating the 2 large flats and possibly substantially more if an extra accommodation wing were added (subject to planning).

Flats and manager accommodation

There are 2 large flats within the gym building each offering 4 bedrooms (one en-suite), lounge, kitchen and bathroom. Also within this building is a manager’s bedroom.

External

There is a large guest car park to the front of the hotel. To the rear is a Beer garden which is semi enclosed offering panoramic views of the Firth of Forth Bridges, as well as a children’s play area and further landscaped gardens.
