Location
Situated on Clayton Street 5 minutes from the train station, St James Park, The Journal Theatre, The Carling Academy, Newcastle Uni and Newcastle College. The street will also become the new pedestrian pathway from the train station to the new Eldon Square building featuring a large Debenhams. It will be pedestrianised in 2010 (officially confirmed) making it more suitable to put chairs outside the cafe.
Expansion potential
We turned the cafe from a greasy spoon type cafe into an organic eatery - which has meant we have had to build the business from scratch. The first year figures show good growth and we would expect this trend to continue as the business becomes more established.
1. More tables - we plan to introduce two tables down stairs by removing two display units. this should generate an extra £200 a week minimum possibly more (we regularly have people waiting for tables in rushed times which causes us to loose business)
2. Tables outside - in 2010 when the street is pedestrianised a further four tables (maybe more) can be placed outside the cafe, complete with awnings to further enhance the cafe and increase turnover.
3. Premises drinks license - the cafe had been licensed in the past we're currently in the process of applying for a new one. At the moment we charge a £1.00 for people to bring their own - we regularly have requests for alcoholic drinks.
4. Evening trade - although this is busy through the week its unpredictable on a weekend. this area can be improved. We have done no advertising. Good money on an evening.
5. outside catering - we have done some which has been very successful but haven't promoted this side of the business. Again good money can be made. Organic home made will appeal to the NHS, Universities and businesses wanting to demonstrate a green or ethical image.
6. We sell home made bread - the bakery side could be developed. We've also had interest in veg box scheme and had planned to start selling veg on a Saturday outside the shop. This may be more suitable when the street is pedestrianised.
7. There is a basement celler that can be used to extend storage space, ideal for wine or beer.
8. Operations of the cafe - we have run the cafe with a philosophy of freshly made and prepared food. Simplifying the menu and having food ready to take away will improve the turn around speed.
Competition / Market
Being in the city centre there is lots of competition. We feel we offer something different.
There is continuous foot fall past the cafe and although we have lots of regular customers we benefit from passing trade, especially on match days, theatre shows and gigs at the academy.
If someone wanted to use the property for a fast food outlet - the location is excellent as its close to the Gate and the academy.
Reasons for selling
Genuine reason - relocation to London. Brought about by my partner having an opportunity down there that's too good to miss. We've decided to take this opportunity and sell up and start again - I've found a cafe I'd like to buy and would use the sale of this cafe to fund the new business.
