Business description
Taste Buds has been operating successfully as a delicatessen in Keynsham, between Bristol and Bath, for nearly 20 years and has had an outside catering arm for over 10 years. Its original owner, now in his sixties, wants to retire and the chef director wishes to return to the restaurant business. The shop is in the centre of a busy high street and on the first floor is a walk in coldroom, a large fully furnished kitchen, an office and toilets. There is nearly 4 years remaining on the current lease which should be easily renewable. There is a large refrigerated van for buffet deliveries and all equipment is included in the sale. This comprises of all food preparation equipment, freezers, frier and ovens in the kitchen as well as all refrigerated serve overs ( including an ice cream one for the summer), baked potato machine, hot servery , bean to cup automatic coffee machine, paninni machine, slicing machine and more in the shop. Outside catering equipment includes china, cutlery and glassware, water boilers, hot plates and hot storage cabinet, tables and much more. There is a flexible arrangement with staffing which can be adapted to the new owner's requirements. We would be prepared to split the delicatessen from the outside catering if required.

Years established: 22 years

Trading hours: Shop 8.30 - 4.00 Mon to Sat.

Lease terms
Current lease until August 2013.

Location
Prime High Street location for shop. Business sited equidistant between the city centres of Bristol and Bath and adjacent to the Bristol ring road giving easy access to both city centres and the M4 for customers

Expansion potential
Keynsham has been earmarked as one of the areas in the region for a large growth in housing. Bath and North East Somerset Council are also centralising many of their functions to Keynsham in the next two years and plan to develop their offices in the town adjacent to the High Street. This gives a lot more potential customers and, if a planned partial pedestrianisation of the high street comes off, there will be the chance to put out tables and chairs and move into the cafe business, for which the shop already holds the relevant planning permission. The outside catering has immense potential for developing its function side which accelerated in the last year and, with our excellent new website, will do much better this year.

Competition / Market
On the shop side there is competition from Greggs and Parsons. Our main sales are from our homemade quiches, pies and cakes and we do not attempt to compete with Greggs at the lower end of market with their mass produced cheap items. Parsons compete with us on cakes and some savouries, but their main trade is their coffee shop. On the buffet side we use our highly commended website to get us prominence on Google for our extensive range of finger buffets and our developing function business. It generates around 500 hits per week from potential customers.

Support & training
The new owner will have available, if required, administration advice from the original owner, cooks and sales staff and the option of employing one of the current owners for buffet preparation, deliveries and shop management.

Reasons for selling
The desire of the original owner to retire and of the catering director to return to the restaurant business
