The business is situated in one of the main pedestrian shopping streets of a busy North Warwickshire town. It is located close to many major high street multiples such as Burtons, Marks and Spencer and Starbucks coffee shop.
BUSINESS PREMISES
These are accessed from a glazed doorway at street level which leads to a small hallway and stairs up to the top floor and entrance door to the gym. This opens onto a corridor, off which to the left, is a small office/reception where members sign in, and which leads straight on to the main gym area. This is fully carpeted, has a suspended ceiling with inset lighting and measures approximately
33ft 8ins x 26ft 8ins (895sq ft). It is equipped with the latest exercise machines designed specifically for the Ladypace training system interspersed with jogging squares and aerobic steps and these are supplemented by a cross trainer, two exercise bikes and trampoline. A recent addition is a new treadmill along with a vibration plate body shaper. There is a coffee machine, display cabinets for t-shirts, towels etc., and a fully integrated music system.
A corridor off the gym leads to the supplemental treatment rooms which are located on the right hand side. There is a beauty treatment room measuring approximately 12ft 6 x 6ft 4ins (78sq ft) equipped with a treatment bed, 2 chairs and various treatment units. There is also a nail treatment room which measures approximately 14ft 7ins x 17ft 2ins (251sq ft) which is equipped with nail station, a Botox/teeth whitening treatment bed and various seating for waiting clients. Off this room is also a kitchen which measures approximately 10ft 6ins x 9ft 10ins (103sq ft) which is half tiled and contains a range of modern lightwood units, sink unit, microwave and fridge. THE BUSINESS
This ladies only centre was started by the vendor and has been trading since August 2005. Its main attraction is the 30 minute Ladypace training system imported from the US which uses the Programmed Aerobic/Anaerobic/Accommodating Circuit Exercise (PACE). Also on offer are supplemental beauty treatments such as pedicures, waxing, eye treatments, massage, nail manicures, teeth whitening and Botox treatments.
Turnover is derived from a strong membership of over 200 active members who pay a monthly fee and in the year ending March 2007 was in excess of £65,000 which was a significant increase on the previous start-up year. Figures ending March 2008 show a further increase to £79,635 leading to a pro-rata increase in profits. March 09 shows further increase of T/O of £82,233 with excellent GP as the only purchases are t-shirts, towels, sun tan lotion and water bottles for sale to the members. Additional income is derived charging £25.00 for one month's unlimited use of the vibration plate and from renting out the beauty treatment rooms.

TENURE
Leasehold. There is a 10year lease in place dated August 2005 with a 5 year rent review due August 2010 and renewal in August 2015.
