Franchisees should possess the ability to manage and motivate their
staff and have a desire to drive their business forward in terms of
turnover and profit. Franchisees will also have a good
understanding of standard business processes and should be able to

Training & Development –
is a major element to the success of the Bairstow Eves Franchise
proposition. The flexible training programme consists of thirty
modules, covering all aspects of sales and lettings, which are
delivered over a thirty day training programme including training
days at our Head Office in Surrey, in branch training and self
study distance learning packages. To ensure ahigh standard across the
Bairstow Eves network, induction training courses are mandatory for
all franchisees and staff and areprovided free of
charge.
Brand Marketing – The
Bairstow Eves brand has been established for over 100 years and the
company has recently invested over £1m in a major brand
modernisation exercise.
Franchisees have access to a range of professionally designed brand
marketing products for both estate agency and lettings including
templates for leaflets, premises/sales office, cars, branded web

ICRS– Inter Company Referral Scheme
– Gaining properties for sale and/or rent is the life blood
of any estate agency and lettings business. ICRS is a unique
listing opportunity referral system, exclusive to the Countrywide
Group. Leads are generated automatically by the in-branch IT system
and are distributed daily allowing receiving branches to quickly
follow up on potential new listings.
Intranet – Franchisees
have exclusive access to the Bairstow Eves Members Area where they
will find a full range of products designed to assist with the
smooth running of an estate agency and lettings business. These
include
a network message board, summaries of the latest bulletins, new
legislation product details, marketing templates, operations
manuals, training course information and calendar.
Franchisee Support –
For both lettings and estate agency, ongoing field support is
provided by designated Franchise Business Managers who have many
years of estate agency, lettings and business experience.
Continuous Franchise
Development – We operate in an environment where
technology, legislation and practice are forever changing. Both the
lettings and estate agency industries are becoming increasingly
regulated and complex which ordinarily would absorb a lot of a
business owner’s time and resources. However, by being part
of a franchised network, the research and development is undertaken
by the franchisor leaving the franchisee to focus on sales and
income generation and the development of staff.
Mortgage & Financial Services
– As a Bairstow Eves Franchisee, you will be given the
opportunity to develop your own integrated financial services
business.
Under the Countrywide system, all franchised branches are initially
Introducers to Countrywide Mortgage Services via the National Call
Centre. Franchisees may also qualify at a later date to set up as
Intermediaries - and employ their own mortgage consultants. This
advanced status earns the branch valuable additional income from
the sale of mortgages, general insurance and life protection
products.
As part of the financial services proposition, mortgage consultants
are able to offer the following products and
services;
- Exclusive mortgage deals through our panel of High Street banks
and building societies.
- Exclusive
insurance and protection products from AXA and Friends
Provident.
Valuable Additional Income –
During the course of your daily business you and your team will
have opportunities to generate additional income from the provision
of Home Information Packs, selling the AdConvey conveyancing
service, making referrals to Countrywide Land & New Homes and
Countrywide Property Auctions.
Franchisee Selection Process
– Following an initial meeting(s) and the completion of our
franchise application form, the franchisee selection process will
involve the taking of references and a credit check. We will also
require written evidence from the franchise applicant that there is
adequate funding for the project.
The Financial Aspects - The level
of personal funding required will depend largely on the type of
premises selected and the number of staff employed in your
business. However franchisees should have access to a minimum of
£30,000 of readily accessible funds. Further funding of
working capital will be required and the High Street Banks will
consider your additional funding requirements upon the presentation
of a written business plan and cash flow model (reflecting likely
start up costs + working capital requirements). Bairstow Eves
Franchising will be on hand to provide guidance and assistance with
their preparation.

Franchise Resale’s – from time to time we are
advised of business resale opportunities from within the network
and these provide a fast track entry for new entrants to the
Bairstow Eves network.
The bfa & Ombudsman
Bairstow Eves Franchising enjoys the coveted status of being a FULL
member of the British Franchising Association (the bfa).
Countrywide plc, its parent, was a founding member of the Ombudsman
for Estate Agents (OEA) now known as the Property Ombudsman, which
also recently extended its services to cover the lettings industry.
Both the Property Ombudsman and the Association of Residential
Lettings Agents (ARLA) have a Countrywide plc Director on their
respective boards and maintain contact at a senior level.
