Situated at the head of the Gareloch on the waters edge. Just 7 miles from Helensburgh, 40 minutes from Glasgow airport, , 45 minutes from Glasgow City Centre. On the boarder of the Loch Lomond and trossacs National Park and 12 miles from the Shores of Loch Lomond and the famous Loch Lomond Golf Club.

The Main doors open into the entrance vestibule and from there into the main Hallway. Off the Hallway on the right is the cloakroom with seperate Ladies and Gents Restrooms. To the left is the Main Lounge (currently used for our private use) and off the main Lounge is the Main Office (which overlooks the vestibule through mirrored glass).

The Main Hallway continues to the Main Staircase, which winds its way up to the 1st. Floor. At the end of the Hallway is the Withdrawing Room (used as the residents Lounge or Meeting Lounge). Off the Withdrawing Room is the conservatory (which is used as the Breakfast Room), then the Bar and finally the Great Hall. Off the Bar is small walk in store room/semi-kitchen. The Great hall has a glass ceiling, the top of which is 30 feet high. The Great hall is a big room, ideal for functions.

Off the Main Hallway at the bottom of the main Staircase is the Main kitchen and a doorway to the Main Larder which continues through to the Laundry Room. Off the Laundry is the Long Store (which also has outside access) and also in the laundry is a service access door leading through to the Mews Cottage.

Up the main staircase and off the first landing is the first bedroom (currently prepared with two single beds) it does not have an en-suite bathroom. From that room to the second (main) landing and on the left side is the main bathroom with Parisienne Boat Bath, Shower cubicle, Toilet and Bidet. Next is the first Main Bedroom. Moving Clockwise around the Main Landing, we first have the 'Superman' closet which also leads up to the Main Loft. The next room is the Bridal suite which includes an en-suite bathroom with slipper bath. The next door off the landing is the West Wing which comprises two more bedrooms that can be used singly or as a two room sute. One of the rooms in the west wing has an en-sute bathroom with slipper bath.

The Mews Cottage 'Rock Cottage' is a self contained two bedroom cottage that we currently used as a holiday let. Entering through the front door of the cottage is a small entrance hall with a staircase to the upper floor. Staying downstairs and turning right from the front door is the lounge and a door off the lounge leads to the cottage Bathroom. Another door leads into the Kitchen/Diner which has a back door to a patio area that also overlooks the Loch at the side of the Main House. Off the kitchen is a small utility room. Up the stairs from the cottage front door are two bedrooms. One has two single beds and the other has a double bed. In addition there is a small toilet just off the landing.

The whole premises stand in one acre of land. Also in the grounds is a large Double Garage. A Workshop/Store ajoins the Garage and access to the workshop is available from inside the garage as well as double doors leading outside. Additionally there is a small 'tractor shed' that currently houses the tractor for the grass cutting. By the side of the tractor shed is an outside hot water shower, mainly for the dogs.

Expansion potential:
The House is very big and it is unlikely that you would wish to expand it further. For the larger wedding parties we normally put a marquee on the main drive. So if you need extra space this is the best option.

The bussiness itself has huge potential for expansion. We do not do anywhere near the business we could.
Planning consent:
The House is Grade 'C' listed and a number of planning applications have already been approved regarding the interior improvements such as en-sute bathrooms.
Competition / Market:
As Tourism is Scotlands biggest industry and the the Scottish Board of Trade wish to increase Tourism. There is a problem that at the hight of summer there are not enough beds for the tourists in the area, so in this area we can be as busy as we want to be. Also, the fact that the Royal Navy base at Faslane is to increase its activities due to them moving all the submarine fleet to Faslane. We have a constant supply of Civil and Military Executive presonnel using our facilities due to our proximity to the Base. There is little competition for this work as the standard of our accomodation is better that most of the B&Bs in the area. These military clients are always well behaved due to their status with the Navy. Competition in the wedding business is slightly more. There are two other facilities, one five miles away and the other eight miles away. However these facilities genrally cater for large weddings. Although we have done weddings for 150 people, we mainly concentrate on the smaller functions that the others don't particularly want. Not only that but we are the only wedding venue in the immediate area that offers 'exclusive use', meaning that the wedding party does not have to share the facility with other customers. We also offer 'exclusive use' for funeral functions, 'tea and sympathy' as we call it. Rock House is also a consecrated Masonic Lodge and it is likely that it is the only Masonic Lodge in the UK able to offer proper 'lodging' facilities. We have regular meetings of Masons during the winter and we would urge the new owners to continue with this involvement as it leads to other work.
Support & training:
The current owners will be contactable for any queries regarding the complexity of the House. We have had a great deal of work done and there is alot to know. We know the house inside and out and our knowledge of the plumbing, electric three phase supply, emergency lighting and fire alarm system would be passed on to the new owners when necessary.
