The owners are selling this wonderful Guesthouse due to ill health and are very open to offers.

The business also enjoys an excellent local reputation and receives recommendations from neighbouring, larger hotels, local people. In addition, an excellent international online booking system brings in bookings world wide.

There is owners accommodation comprises of a lounge/dining room, bedroom with walk in wardrobe area, and bathroom. There is space to add a kitchen if required. Also, for anyone looking for an investment this house could be run with a manager in the owners accommodation.

All but a few personal items of furniture and decorative objects, plus personal goods from the owners accommodation will be included in the agreed price, together with the accoutrements required to run the business and it will be passed over as a fully functioning and profitable operation.

Expansion potential:
There is scope to create another guest bedroom should the buyers wish to do so or to expand the personal accommodation. The present owners consider that there is a market for an outside catering operation, especially for the business sector for Gourmet lunches. ( Again owners would assist potential new owners to achieve this)
Competition / Market:
The guest house is set in one of the most lucrative positions in Caernarfon within the walls of the castle, where there are two other 4 star guesthouses, a 5 star guesthouse, 2 a budget hotels, a back packer hostel and the Black Boy Inn, the oldest Inn in the area. The relations between the local guesthouses/hotels are excellent and much mutual recommendation and referral happens. There are a number of other guesthouses of varying star rating in and just outside Caernarfon but they do not enjoy the lucrative location of Cartref, which position attracts a lot of passing trade in and out of season. Cartref also offers evening meals by request and is one of only a very limited number of guesthouses doing so in the area. ( It has an excellent reputation for the quality of its food and the owners would be very willing to assist any potential buyer with its menus and recipes.)
