Business description: The Grange Guesthouse is a long established family run business with high occupancy and regular repeat bookings. It offers 8 letting bedrooms (6 en-suite) accommodating up to 21 guests, together with a breakfast/dining room, gardens and off road parking. An attached wing provides separate owners accommodation of 2 bedrooms, kitchen and reception. The property is a handsome detached Victorian town house built around 1862 for a former mayor of Brecon who had family business connections with the mining industry and invested in founding the Brecon Gasworks and Brecon Brewery. It is a Grade II listed building in a promiment central town location, along the tree lined approach road into town. The Grange has the distinct advantage of it's own private car park as well as both guest and private gardens - both unusual for B&B's in Brecon Town.

Living accomodation: In a seperate annex at the rear is owners' accomodation including two double bedrooms, a sitting room and family bathroom. There is a kitchen/breakfast room and further lounge within the main buiding which are currently treated as part of the private accommodation
Location: Located on "The Watton" - the tree lined road leading into the town centre from the East, The Grange has a prime location for passing trade. Brecon ia an attractive Georgian market town at the foothills of the Brecon Beacons and the administrative centre for the Brecon Beacons National Park. It is popular for walkers and cyclists and is famous for the annual Brecon Jazz weekend.
Expansion potential: If The Grange was operated to full potential (ie open all year) then an annual turnover of £80,000 would be attainable without any other changes. The Grange is currently 3 star rated. The Welsh Tourist Board have however indicated that 4 stars would be attainable with some investment and changes should that be desired. Planning permission exists for the construction of a double garage at the rear of the car park and for the conversion of the basement into a self contained flat.
Competition / Market: 4 other B+B's along the Watton ensure that the area is considered one of the "places to look" for accommodation. "Competition" is friendly with businesses recommending each other when full. In order to stay beneath the VAT threshold and take family holidays (a lifestyle choice by the owners)the business closes for approximately 2 months per year and occasionally closes rooms at other times. The threat usually quoted is the risk of "foot and mouth" however the last outbreak saw a fall in occupancy of less than 10%
