LOCATION
The Lizard Peninsula is the most southerly area of the UK and is renowned for its outstanding and natural beauty. The area provides tranquil rural scenery, dramatic rugged coastlines, beautiful beaches and quaint fishing coves.
Approximately 4 miles from the Lizard, with a flourishing tourist trade. The Predannick holiday development opportunity is nestled close to Mullion, which is set within peaceful and picturesque countryside. The Predannack development is ideally located to take advantage of the large influx of holiday makers who regularly converge on this area of the south coast of Cornwall.
SITUATION
The development land already has an extant planning consent for 21 holiday units. There is the opportunity to create a sustainable eco home holiday development which would appeal to the planners and also to end buyers/ users. The owners have previously looked into submitting the detailed application and created a website showing both two and three bedroom accommodation. This website can be seen at www.greenorchids.co.uk but please appreciate that we are now the sole selling agent for this land.
BUSINESS OPPORTUNITY
‘Predannack’ has been under the careful ownership of our clients for the past 17 years. Prior to our clients ownership the site obtained planning permission for 53 units of which 32 have been built. The remaining 21 chalets to be constructed pursuant to the 1969 Planning Permission Certificate of Lawfulness for Proposed Development Ref: (PA06/00397/LD). The site offers a rare opportunity to develop 21 holiday cottages/ lodges/chalets subject to obtaining a detailed planning permission.
The development land measures approximately 1.7 acres and could potentially allow up to 25 units if you were to build these to previous government density guidelines. The land is situated between two already existing holiday accommodation sites. On one side there are 20 chalets of which 17 of these have now obtained a residential use.
Here is an opportunity for an architect to design something quite spectacular in an area of Outstanding Natural Beauty in Cornwall to suit ones own requirement. We are aware that the Council would support eco holiday homes on this site and it is this type of development the Council would support for the detailed application.
At present the access to the site is a shared access with Predannack Holiday Village for approximately 10 metres. There is a pre-commencement obligation to put down steel sheet and tarmac over to reinforce the road coming over the culvert. The purchaser will also be required to re-inforce the manhole on the access.
LOCAL AUTHORITY
Cornwall Council, Planning Department, Dolcoath Road, Camborne.
SERVICES
The two adjoining sites have a private sewage treatment plants. This development will require similar to these so that effluent can be discharged. This is discharged via a shared pipe which for the majority of its length runs through the vendors land. There will be a proportionment for this site to pay to use this pipe which will be split three ways.
This site has been divined which has located three possible water supplies and these can be identified with the vendor.
Electricity is available at the edge of the site and understand that it is three phase but would ask you to make your own enquiries as to its suitability for connection with Western Power Distribution. There is no gas on the Lizard.
