Brokers Comments

The Totara Lodge Motel appropriately named by its wonderful Totara Tree, standing at the main entrance to the motel is a very nice and compact motel operation most suitable to all types of guests - Family Visitors, Corporate Travellers and the occassional tourst that ventures by.

The business does well with great income and occupancy from just 6 units as the location of the motel is close to all of the towns amenities and near to most of the retirement homes and hospitals in the area. Good business comes from guests who are visiting friends and family.

The managers apartment is a one bedroom unit with a nice kitchen and lounge with direct access to the reception office and to the laundry.

The current business owners have been managing this property for a number of years now and have enjoyed their time at the Totara - but as for many it is time to move on.

I recommend this business to couples that want to be kept occupied - but not too busy, with their efforts being rewarded by receiving a good income and way of life. First timers into the motel management game may be tempted with this one.

I am told by the owner of the Land & Buildings that he would sell the Freehold Investment to those that are looking to buy the motel outright - the Freehold Going Concern.

Be in touch - I will be pleased to show you through this property.

FEATURES

Levin

With a population of 16,000, Levin is the largest town in the Horowhenua district. It’s nestled beneath the magnificent Tararua Ranges at the junction of State Highway 1 and 57.

The town centre provides a wide range of shopping and dining experiences, and close by are a variety of factory shops connected to the clothing industry.

The main street is bordered by plane trees, and flower beds are dotted around the town. It has its own library and many touches of beauty including Historic Thompson House which is situated in the botanic gardens and serves as the town’s cultural centre.

The temperate climate and fertile soil make it the natural garden of the lower North Island with many orchards, berry farms and market gardens. Road-side stalls provide a variety of fresh, locally grown produce.

Levin is a thriving provincial town with a strong employment base in horticulture, agriculture, and manufacturing, retaining a quality yarn, clothing and design sector, and the commercial/servicing sector.

It also provides the regions' sporting, cultural, recreational and community facilities and activities. Education is well serviced, including two colleges and several tertiary institutions, with a public hospital and several retirement complexes.
