LOCATION
This delightful inn and restaurant is situated in the semi rural village of Blythe Bridge. Blythe Bridge is so called as it is built around the site of a bridge over the River Blithe, a small river which passes directly through the village. The communities of Blythe Bridge, Blythe Marsh and Forsbrook are located in North Staffordshire and South East of Stoke on Trent. 100 years ago they were three separate villages about three-quarters of a mile apart. Blythe Marsh was developed along the old Roman Road which later became the A50 and consisted mainly of farmhouses. However in the 18th Century the road was improved to become a Turnpiked Road. As this became the main road to the North West of England, inns, stables, blacksmith's shops as well as cottages and shops developed along what is now known as Uttoxeter Road. The city of Stoke-on-Trent with its excellent shopping facilities and its tourist attracting Potteries is within easy reach. Nearby is Alton Towers Theme Park! Undoubtedly one of the major 'days-out' attractions of the country. Other attractions within close proximity are Croxton Abbey, Foxfield Steam Railway, Trentham Gardens, Churnet and Manifold Valley's. The Inn is located on the A521 Uttoxeter road, 4 and a half miles from Cheadle and with excellent road links via the nearby A50 and M6.

THE PROPERTY

This traditional restaurant/inn is an attractive and impressive 2-storey property of brick rendered construction under a pitched roof occupying an excellent main road position.

It is absolutely full of character and 'oozing' olde worlde charm. The trading areas are equipped with quality furnishings throughout with exposed beams prevalent and a wonderful intimate atmosphere.

The Lounge/Dining Area (circa 25 covers plus bar area) has a warm and relaxing atmosphere, and features a traditional central bar servery, with fixed upholstered perimeter seating, 2 T.V.s, loose tables and chairs.

The Snug (circa 20) is a cosy room giving a warm and inviting ambience, featuring a darts throw, loose tables and chairs.

Ladies and Gents W.C.'s.

There is a fully equipped commercial Kitchen (appliances not tested) and a lower ground cellar.

OWNER'S ACCOMMODATION

The owner's accommodation has been recently refurbished. It is situated on the 1st floor and briefly comprises: 2 bedrooms, fully carpeted lounge with feature beamed fireplace and bathroom.

GENERAL REMARKS

The business is offered for sale as a lease assignment with approximately 4 years remaining of the Punch Taverns full repairing and insuring, renewable agreement. We are informed that the rent is currently £13,000 per annum and the lease is tied for beers and ciders only. We are advised that at the end of the term, the Lease (not seen by Guy Simmonds) should be renewable with no further premium - subject to the provision of the Landlord and Tenant Act 1954. We are advised that the inn benefits from all mains services (no services seen or tested). Business and water rates are advised as currently being £2,579 per annum.

THE BUSINESS

The current owners purchased the business in 2007 and after enjoying their initiation into the licensed trade, they would like to move on to a larger business. The business has a solid trading foundation offering quality food, wine and cask ales in traditional surroundings at affordable, value for money prices. The inn has previously been Camra (Potteries Branch) Pub of the Month and has been given a Platinum Award by Staffordshire Moorlands District Council. The inn features in The Good Pub Guide and is Cask Marque approved. This charming inn is a successful and thriving business, and home to a crib team, darts team and golf society. We are advised that the turnover is circa £3,500 - £4,000 per week (incl.) split circa 40% food / 60% wet.
