GENERAL REMARKS
The business is offered for sale as a lease assignment with approximately 7 years remaining of the original Enterprise Inns full repairing and insuring, renewable agreement. Annual rental is extremely reasonable at circa £19,200 with the next rent review not due until 2008. We are advised that at the end of the term, the Lease (not seen by Guy Simmonds) should be renewable with no further premium - subject to the provision of the Landlord and Tenant Act 1954.
We are advised that the inn benefits from all mains services and uses gas central heating (no services seen or tested). Business rates are advised as currently being £3,000 per annum.
THE BUSINESS
Our clients purchased the business in November 2006 but are now reluctantly selling. The previous owners had operated the business since 1998 and enjoyed an excellent lifestyle and profitable income. Takings in 2004 totalled £208,700 (incl. vat) split 87.5% wet, 12.5% food. Although takings are currently around £3,000 per week, there is a huge potential for new owners to develop the food trade in particular and dramatically increase turnover.
