The business was established by our client in about 1984 and he is now selling it to retire. The two main areas of operation are the sale of fireplaces which include both renovated and new units and secondly a full installation service. The installation service is currently sub-contracted which means that a new owner could just concentrate on operating the showroom, sourcing old fireplaces for renovation and obtaining stocks of modern fireplaces. There are also sales of wood-burning and multi-fuel stoves, coal effect gas and electric fires.
Annual accounts for the year ended 31st May 2002 show that sales reached £139,859 to produce a net profit of £36,840 before allowance for items of a one off nature, property repairs, bank loan interest and depreciation.
Fireplaces have again become a popular feature of living rooms, quite often being considered to be an item of furniture or a focal point and very many house owners are implementing “make-overs” and installing fireplaces which vary from original to minimalistic units. Additionally, our client is prepared to work for new owners on a two day per week consultancy basis, if required.
The premises are also considered ideal for use as a village convenience store, pine or restored furniture or ideal for restaurant use, subject to the grant of all necessary planning permissions.
If a new owner wished to undertake the work of installation which averages £250-£300 per unit and involves virtually no speculative outlay of capital, the net income could be virtually doubled particularly if the business was operated by a husband and wife team.
