For sale are the rights to one of the only profitable Night Clubs in the La Union province, Philippines. Attached to the property are 12 room that I feel are as good as any at the local resorts, and because our over heads are so low we can rent them at a price that no one else comes close to. The Bar covers around 230 meters or 2475 feet of area. The 6 main rooms are an average of 24 meters or 258 feet and are well appointed, most have full new furnishing from good quality new queen size bed and mattress’s to new flat screen TV’s and mini Bars. Freshly painted and ready to go. The other 6 smaller rooms average around 10 meters or 107 feet, we rent to customers on an hourly basis, and these are a good money maker. Also we have a live in area for about 25 girls. Out of site but not out of mind. We have built one of the largest Jacouzi's in the country, covers an area of about 374 square feet. It is very popular with all the local and tourist alike, as the ladies swim and play in it while ever the sun shines.

La Union Province is on the West Coast of Luzon, the main island in the Philippine group, it has always been known as an attractive location for both retiree's and holiday makers, we are 3 hours north of Clark Air Port, at the moment there are no flights to San Fernando Air port 5 minutes away as it's bring renovated. My brother and I have worked long and hard to establish are strong customer base among the local expat community, we are very proud of the result.

The site has a lot of potential for expansion simply put another floor on the existing buildings. There is also a clean covered area outside of the rooms for guest to eat meals. We have just built one of the largest spa pools in Asia, that is very popular with every body that have seen it. We have fully re-plumbed the whole place in the last 2 years.

We hold the lease until May 2022 at only PHP 30,000 or around US$600 per month’s rent, there is an option to renew the lease for a further 5 to 10 years after that time, the land owners are very friendly and are willing to negotiate on a further lease extension beyond 2022.

We would be willing to stay on for a short term after the sale to assist in a smooth transfer of ownership and to guide you on the day by day running of the business. The Margins are very healthy, for about 7 months of the year, we call that high season, from October until May we average between $450 to $650 per day as net profit and during the other 5 months or low season, and we still manage to average a net of $150 to $350 per day after expenses. Taxes, we pay less then $100 per month on average as business tax. We pay no tax in our own country.

We realy do have the best bar north of Angeles City, we have largest customer base in the region. We constantly maintain a happy staff of 20 to 30 girls working as, dancers, entertainers and waitress, plus 3 domestics and a cook and guards. Salaries here are very easy to deal with, between $3 to $8 per day; the girls make a good living on a commission basis, by attending to the needs of our customers. So you will always make more money then you have to spend..

This will show you a great return on the investment and it comes with a unique and happy life style, it would suite a retired person who wants something new to do, you can live on site and run the business on a daily basis or place in a managers hands to do the hard yards. We already have well trained people to do the tedious things like book work, we want this to be a turn-key deal, on the day it’s done, you will have all the rights to the business that we now own, and a fully operational package, fully staffed and making money.

Transfer of rights will be simple, you pay us the agreed amount of money and then we transfer the lease to you. We own the lease over the property. On the day of the sale, we will leave the bar in your hands, fully stocked and fully staffed, so you will start to make money day 1.

My brother and I have owned the business for a long time, we are leaving the area, we have different projects that we want to dedicate more time on otherwise we wouldn't be giving this gem away.

The rent is low, only PHP30,000 or around $660 a month for the following 10 years extension with a further option. The property owners are extremely nice and are quiet agreeable to deal with, they are open to negotiate a further extension to the existing period. We have only just renewed the lease and paid a 6 month rental deposit, there is no rent increase until 2022, than there is an option for a further 5 to 10 years available from that time. The new lease is available for viewing to serious buyer upon request. The lease holders own the building’s and can modify rebuild or extend them as we see fit.

This is a very secure lease, the original has been in place for 20 years, this new lease is with the same owners.

Living accommodation:
One of the attached rooms has a full kitchen and I have been very comportable living in it myself. However it is more practical to rent a beach house in the area for a couple of hundred a month, so the rooms at the guest house will be available to make money for you.
Location:
We are located on the National Highway at Bauang Beach, thats about 1 mile south San Fernando in LA Union, the beach near by is good for fishing but thats about all. However if your interests ley more with white sand and surf, well thats only 10 minutes drive to San Fabian beach or Poro Point, with Thunderbird Casino.

There is no competition, really there are 2 other air conditioned bars in the area, but neither can stand up to this one. A new hotel is being built directly across the road from us, so I expect more customers to be attracted to the bar from that

This would be a very good investment for a retiree or some one who want's a radical change of life style. So many time I hear people say, "God I wish I had a bar like this!" Well now you can be the owner of a good one!!!! Without all the head aches that go with starting one from scratch.
