How long after I buy it can it be open for business? The day you buy it. This is truly a turnkey business. When I purchased this 5 years ago, I signed the papers one day and opened for business the next.

How many employees do you have and will they stay for a new owner? I have approximately 13 employees throughout the season. That consists of 1 manager, 1 crew leader and 11 other employees. The manager is the only one who works a 40 hour week. The rest are part time. I believe that most or all will stay for new owners. I would certainly encourage, as a lot of the employees have been there multiple seasons and are very good employees.

Can this be operated absentee owner? The answer to that is yes and no, I work full time until the summer and then when all of the employees are out of school for the summer, I usually start working part time. I have an awesome manager that is well equipped to operate the Dairy Nook in my absence. Last season, I worked very little and the manager operated the business very efficiently and effectively.

Is the location good? The Dairy Nook is located across from Mitchell Ball park where soccer, baseball, softball and city league football is played. It provides a lot of business during the summer from the summer league baseball (t-ball-age 16). There are also other events scheduled throughout the season. We are also located on 753 in route to Rocky Fork Lake. Our parking lot is easy access for boats, and other recreational vehicles.

How many residents currently reside in the area? Greenfield has approximately 5000 residents. It is a small rural community that is very close knit.

What is considered your season? We open for business in mid February and close sometime in October.

Do you have inside seating? No, we have 2 walk up windows and a very busy drive thru.
If you had inside seating, could you be open 12 months a year and is there room to expand? The answer is yes to both questions.

What is the competition? The competition is located in more central downtown. We offer more menu options at a much lower price. They also only carry hand dipped ice-cream, and we specialize in soft serve. Since their opening approximately 1 year ago, we have seen no decrease in business directly related to its being open.

Is this a profitable business, meaning DOES IT MAKE MONEY?
The answer is YES. It does make money. Depending on how it is managed, really depends on how much you can make. We have been profitable for the past 4 years. I see no reason for the Dairy Nook to ever be a business that looses money.
