- We live in one of the apartments but in recent years have rented a place in town for the peak months of the year, as each month we do this generates an extra €5000 in revenue.

We have considered other ventures such as painting or art holidays, walking holidays, wine tours, weddings, or even a restaurant and have received a number requests for these, but decided that we were happy with our income and workloads. However, there is undoubtedly a market for these opportunities and the web site's capabilities lends itself to positioning any business in a very prominent position if you decided that you wished to extend the booking period and/or add value to holidays. For instance we attract traffic for hiking holidays and outlet shoppers and know that we should exploit this opportunity better. We have just made an agreement with the local Roman ruins at Urbisaglia to bring tourists to do excavations, the archeological site will provide transport and also arrange historical tours of the region in return for the free labour, we now need to finalise details and publicise it.

- Whilst there is much colmpetition in the local rental marketplace, we punch above our weight and are probably the most successful rental property in the region.
Marketing
Once the site was established we ensured that clients started writing about us, creating a buzz on sites such as tripadvisor.
We built up a linking strategy and now have 820 links from sites with good reputations and page rank (see explanation below) that boost our "authority" with Google
We tried Google adwords but soon stopped it as it made ever increasing financial demands, instead we built any successful keyword into our own site.
We have optimised Google places and Google maps as this is ever important and features on page one of Google now for location based searches (Try "holiday villa le marche" and you will see VSR in position A on the map)
We are using youtube, social media & PR sites to increase publicity
We changed our site to an end user friendly CMS system using Joomla software as this is very easy for us to use and very Google friendly
The success of our own site has reduced our dependence on paid advertising.

Unbelievably, we have the same Google page rank as the likes of www.marksandspencer.com and http://www.arsenal.com

Our web site continues to rise in visibility and traffic and is now very low maintenance. I have recently run a ranktracker report which shows the following:
The "organic" (not via adwords) position of VSR site for our critical 160 keywords across 4 search engines (so 640 results)
We are in search engine position one for 25% or 173 results
We are on page one for 75% or 480 results
We are within the first 2 pages for 89% of results
We are within the first 10 search engine pages for the remaining 10%
- Reasons for selling:
- we have thought about it long and hard and still don't know if we are doing the right thing, but we missed family and friends, our parents are not getting any younger and we felt that it would be good to give the children a taste of English life and their 20 cousins after 7 years here. If we could afford to keep the place and also start life again in the UK we surely would, as the villa gives us such a relaxed way of life and a great income, we feel we are fully ensconsed in the local community and are really reaping the cumulative benefits from our toils. Sharon has moved back to the UK and is there during term time where we all live with my parents, I am in Italy from April to October and obviously this time apart is unhealthy (although we have great friends in Italy as well and I keep myself busy hiking, biking and at the local hostelries) Sharon is studying human nutrition at Uni and the children are 14 and 16 and likely to continue education. The move back will be difficult as property prices are comparitively still high and I dont know whether I will return to Project Management or SEO. The whole family have had, and continue to have a wonderful time here and the richness of the experience in terms of culture, a sense of achievement and satisfaction and the friends and skills that we have made never cease to give us contentment. The children have probably benefitted more than us as they are now fully bilingual and have had the most amazing life and had to live in great hardship on site during the project and then learn to be ambassadors for our business; Grace (14) is now studying 5 languages, the highly structured appoach to Italian grammar standing her in great stead.
