The Location:
You couldn't ask for a better location in Waipukarau. This property is right on the main road and at the junction of the by-pass. Virtually every vehicle in or out of town passes or stops outside this business.
The Venue:
The Bar: is open and light, nicely laid out with plenty of room for everyone. It maintains a regular and well behaved clientele; with the owners choosing not to have pool tables or Pokies onsite. Theme nights and special events are well patronised.
Garden and Deck: is a great spot to enjoy the temperate Hawkes Bay climate. The deck and courtyard are popular during the summer evenings and balmy afternoons. Take a look at the photos and you'll understand why.
The Restaurant: is at the far end of the building and can be accessed through the bar or from its own entrance directly from the car park. The layout is open plan which allows for flexibility in seating arrangements; the smaller room adds a little privacy.
Car park and Outbuilding: This venue boasts a large off-street car park, a luxury for this type of business. A lane to the left of the main building keeps services away from the public areas.
There's also a modest flat at the rear of the property which is currently used for storage by the owners. With a little effort this could convert to a comfortable accommodation option for new owners or staff.
Business Broker's Comments:
The current owners have worked steadily for the last eight years and are now ready for a break. This Business offers a steady income to a couple prepared to apply themselves. There is scope to expand by extending the hours, opening for weekend brunches or catering for functions. New owners with fresh ideas could be well rewarded.
This is a great opportuity to secure a Central Hawkes Bay landmark - your chance to own the Freehold (Land and Building) and Business.
The Business may be available separately. Please contact Steve Swann directly if you're interested in this option.
About Waipukurau:
Waipukurau is the hub of the Central Hawke's Bay district with a population of approximately 4500. The town is settled beside the beautiful, trout-laden Tukituki River. Rural activity provides the basis for most trade in the town, with apple orchards, meat works, dairy farms and sheep farms.
Waipukurau has good primary schools and a fine secondary school. The town's biggest employer is Bernard Mathew's meat processing plant and CHB Print, publisher of the area's community newspaper, a quarterly farming feature and printer of various books and magazines.
The town has many historic homesteads dating back to the time of the original settlers. Many of these now offer home stay accommodation and others are available for viewing. The old Railway Station built in the 1860's, has been transformed into an attractive Visitor Information Centre with the original character has been preserved.
