The Bon Ap restaurant is at the beach in Mimizan Plage. We have a maximum of 44 covers inside and 32 on the side and front terraces, plus room for 20 in the bar area. The restaurant is in good condition and most of the equipment and decor is included in the price. There is basic living accomodation. After 5 & 1/2 years we have bought a bigger place 5km inland. Turnover +95,OOO€ last three years. With more than half this taken in July and August.

- The lease is a rolling lease for 9 years. The rent is 730€ a month, which includes the living area. This is pretty reasonable for the area, as a small appartment would cost around 400€ a month.
- Living accommodation:
- There is one small bedroom,with a king size bed and some storage for clothes. There is a lounge area, lots of storage space and a small bathroom with a shower, sink and washing machine.
- Location:
- The restaurant is on the road directly behind the beach itself, which is a one way street. There is plenty of nearby parking as we are just by the access to the main beach.

- Expansion potential:
- The bar could be used for extra seating. An extra couple of fish dishes would be ideal, which we have not got around to doing yet. We open just 5 nights and 2 lunch times outside of July and August, whereas the first 2 years we only closed for one day a week. That's the beauty for someone taking over a successful business, you can just make your improvements but don't have to undertake the stress of building up awareness of a new business.
- Competition / Market:
- Mimizan Plage has many restaurants and bars, though Bon Ap is one of the few so near to the beach, making it a great spot for the summer months. We also offer a little indian and mexican food which is unusual to find in this area.
- Support & training:
- There is training offered by CCI but we have not looked in to this. As we are staying in the area I would be happy to help our successors set up their business if needed. Helping with suppliers, accountants ...
- Reasons for selling:
- We have bought a bigger place 5km inland, which my husband is doing up. He is a joiner so he wants to go back to using these skills again for a while. (Otherwise he has been the chef.)
