The Business Partnership is proud to market this exceptional seafood restaurant in Marylebone.

With many seafood restaurant accolades and rave reviews, the focus is on the food. Only the freshest possible fish is used - it helps that the owner is a former fishmonger. Dishes are based on the flavours of France and Mauritius, skillfully prepared and well presented.

The restaurant is based in Marylebone in a quiet street that favours al fresco dining. The main dining room has a timeless style with ocean-themed decor and and potted plants. The theme of elegant place settings and single blooms in vases on each table is carried to the fully air conditioned private dining room downstairs.

Description:
The Business Partnership is proud to market this exceptional seafood restaurant in Marylebone.

Trading Hours:
7 days a week, lunch 12 - 3 and dinner 6 - 9:30

Premises Details:
The large double fronted restaurant has seating outside on a laid wooden deck protected by potted plants at either end. The front door leads to one seating area with arched access to another well presented dining room, giving total capacity of 50 covers. The fully equipped, immaculate kitchen and cold storage is at the back.

Stairs lead down to the private dining area and bar which seats 60. Further storage is available in the 4 vaulted cellars under the pavement and WCs are to the rear.

Training Provided:
The vendor is willing to work closely with the new owner to ensure a seamless transition and continued support from the loyal clientele.

Property:
Leasehold
Lease terms:
The first rent review on the 25 year lease is currently being negotiated, with the new rent expected to be £60k per annum.
Location:
Set on a street one block away from the hustle of the West End, close to many offices, in the affluent neighbourhood of Marylebone.

Expansion potential:
It would be possible to move the kitchen from the ground floor down into the basement, as all electrics, plumbing and ventilation have been designed to allow for this. Estimated cost to do this is £8k. This would allow for many more tables upstairs.

Little advertising has been done as the restaurant's reputation and reviews has brought a steady stream of new customers to join the loyal local clientele. Certainly local advertising and the ability to book through the restaurant's own website would generate more custom.
Competition / Market:
There is no competitive fish restaurant locally and certainly none in the wider area with the reputation for quality this restaurant offers.
Reasons for selling:
The vendor wishes to retire.
