Currently renting 2000 sq/ft house with 3 car garage and 800 sq/ft shop for $300/month total (yes you did read that right). Owner of property interested in selling for dirt cheap. Business can be relocated but is in a central lacation relative to store locations and is a big contributor to my very low overhead. Central location, safety, cost and the fact that this is a very nice little town might be great reasons to keep current location.

Living accommodation:

The house we live in is literally about 100 feet from my shop. The house is approx. 2000 sq/ft. with 4 bedrooms, three bath and a 3 car garage. The shop is between 700 and 800 sq/ft. We a currently renting for $300/month total and plan on moving as soon as the business is sold. The current owners are planning on selling this house and shop after we leave. I'm not sure, but I believe they are asking around $45K. It is truly a great deal if that is the price.

Location:

The shop is located next door to my house, which I already stated we are renting (until business sales). Since wholesale is 95% of our business store-front traffic is not a need. Therefore, if relocated, position relative to current or new retail furniture stores would be main priorities. I would recommend buying current house and shop from my landlord. I believe he is asking around $45K, which I believe is well below market value.

This business has a tremendous amount of expansion potential. I know that every business in the world tries to sell on that premise so let me explain. I started this business nine years ago while still in college. After college I kept the part-time work hours so that I would have plenty of time for ministry. I currently have five furniture stores that I sell to, three of which called me asking if I would accept new clients. I have since turned down several other stores due to lack of time. I average 15-25 hours/week and sell to five stores. There are literally hundreds of furniture stores across this region and there are obviously more work hours available in each work week. That's why I say the potential is excellent.

Competition / Market:

This is an original style that sells very well. I have made it a point not to copy anyone elses work and it has paid off. There is, as in any line of furniture, always a threat of those who may try to steal design ideas and then offer them at lower prices. This has been easily avoided by creating great relationships with all my stores.

I plan on offering up to 10 weeks of training if needed.
