LOCATION
This delightful large community inn is situated in the densely populated town of Crewe. Crewe is a beautiful historic town set in the southern lowlands of Cheshire, with a rich heritage in the rail industry, an association that continues until today. From 1946 to 2002 it was the home of Rolls-Royce and Bentley motor car production. The Pyms' Lane factory now produces Bentley motor cars exclusively. Crewe Town centre is about to undergo a massive regeneration scheme. This will include the creation of a brand-new shopping centre and offices.

Bordering the charming historic city of Chester, the Borough of Crewe and Nantwich offers a recreational sanctuary perfect for escaping the hustle and bustle of everyday life in the surrounding rural delights of the rolling countryside at the source of the Weaver Valley.

Crewe has excellent communication links with the M6 together with the A500 trunk road. This charming and popular inn can be reached from the A500 by taking the A530.

Middlewich turn-off and proceeding along this road for approximately 3.7 miles, turn right onto the B5076 and follow this road for 2 miles. The property can be found on the left hand side of a large roundabout.

THE PROPERTY

This substantial inn is an attractive and impressive 2-storey property of brick construction occupying a superb prominent main road position. The property is immaculate throughout and furnished to a high standard.

The Lounge Bar (circa 100 plus standing) is a delightful room with a warm and relaxing atmosphere. The room is split into 3 trading areas. The first area features an attractive wooden and brass bar servery and is fully carpeted - off this area is a new Carvery servery with a tiled floor and a rear exit to the car park. The second area has wooden flooring and an open fireplace. The third area is non-smoking and is fully carpeted. All areas have fixed upholstered perimeter seating with loose tables and chairs.

Ladies and Gents W.C.'s.

The Bar is a traditional games room with a pool table and darts area. It has a tiled floor with fixed upholstered perimeter seating, loose tables and stools. The bar has the benefit of an additional Gents W.C.

There are 2 fully equipped catering kitchens (appliances not tested) - one is on the first floor adjacent to the Functions room and is not currently used. There are excellent storage facilities with a cold store room, and bottle store situated next to the large cellar.

The large immaculate Functions Room (circa 70) has its own bar servery. An ideal room for functions, sporting events, christenings, weddings etc. This room is used mainly as a training room and the current owners have a contract with the local hospital for training sessions.

OWNER'S ACCOMMODATION

Situated on the 1st floor and briefly comprises: 2 good sized double bedrooms, good sized lounge/dining room, fitted kitchen, and bathroom with dressing room.

EXTERNAL

There is an attractive patio area to the front of the building with timber benches/seating. There is a large car park with parking facilities for circa 50 cars. There is a large 2-storey detached garage and store which is a listed building.

TRADING AND LICENSING

We are advised that the business trades with the benefit of the Premises Licence (not seen) which permits the sale of alcohol during the hours of:

Mon-Thurs 10am to 1am.

Fri-Sat 10am to 2am.

Sunday 11am to 1am.

Current opening hours are:

Mon-Thurs 12 noon to 11pm.

Fri-Sat 12 noon to 12.30am.

Sunday 12 noon to 12 midnight.

The premise licence permits entertainment with live music/karaoke currently on Fri, Sat and Sun nights.

NB. Important. Prospective purchasers wishing to continue to operate the public house should ensure that they gain the NCPLH Qualification in readiness for their intended operation of the Public House. Guy Simmonds hold this 1 day NCPLH Course every 2 weeks. Please telephone us to reserve your place or browse the training section of this site.

GENERAL REMARKS

The business is offered for sale as a lease assignment with approximately 19 years remaining of the original Punch Taverns full repairing and insuring, renewable agreement. We are informed that the rent is currently £50,000 per annum, reviewed in 2011. We are advised that at the end of the term, the Lease (not seen by Guy Simmonds) should be renewable with no further premium - subject to the provision of the Landlord and Tenant Act 1954. We are advised that the inn benefits from full mains services (no services seen or tested). Business rates are advised as currently being £16,000 per annum.

THE BUSINESS

The current owners purchased the business in 2005 and have refurbished the catering areas with a view to introducing food. The owners are reluctantly selling the property due to other business commitments and personal circumstances. They have established a solid trading foundation, yet there is still plenty of scope for new enthusiastic operators to increase upon the sales. Food is currently only served at weekends, and we would expect the further introduction of food trade to considerably increase turnover and gross profit. Accounts for year end November 2006 are projected to be in the region of £416,000 (inclusive of VAT) split circa 95% wet / 5% food, with the previous year's accounts showing similar figures. The asking price is realistically set to achieve a quick sale, and reflects the location and quality of fixtures and fittings.

Accounting information will be made available to interested parties after viewing.
