This is a very professionally branded, city centre, organic and fairtrade coffee, smoothie and sandwich bar. With very loyal customer base, a really simple to run operation. We specialise in and have become well recognised at selling premium quality coffees. We also sell fresh smoothies, freshly prepared baguettes and pannini. Scope to increase sales by selling larger range of smoothies and pies. Good opportunity also to set up a sandwich delivery and outside catering business as a reasonably sized kitchen and storage room are also included with the premises. Sales in 2007 were 78,000 with gross profit margin of 61%. Low overheads for such a central location. This business is an ideal first business allowing you to try out running your own business. You will also be buying a fully fitted out operation, which is trading profitably with a large established customer base. The set up costs of this business alone were about 20,000 - so you are getting the same with little risk involved as the market has been proven. The brand is a registered trademark and this is included in the sale allowing you to replicate the brand and build your own franchise should you want too. Infact many customers already ask me if this is a franchise or where are my other branches.

Location:
The shop is on a busy pedestrianised precinct right in the heart of Leeds City Centre. It is behind House of Fraser and across the road from Leeds Corn Exchange. The main shopping street of Briggate is less than 100m away. Leeds Victoria Quarter and City Markets are also within 150m.

Expansion potential:
If I was not staying I would push sales of smoothies and milkshakes as these sell really well when it warms up a bit. The beauty of selling smoothies is that they compensate for the reduction in coffee sales when it warms up. I would also look into the possibility of selling high quality pies and pasties which I think would sell well, other fresh baked off goods like croissants and muffins would also sell well. Our kitchen is currently under utilised so would benefit from increasing the volume of sandwiches manufactured with possibly a city centre delivery round or offer outside catering. You may wish to consider applying for a street cafe license from Leeds City Council which would allow you to put chairs and tables outside on the street. The present landlord is converting the first floor of the building into offices and the building opposite is being refurbished to accommodate offices, also the shop next door is being refitted to be a retro clothing store. These developments all offer the potential for more regular customers.
Competition / Market:
We are described in the 'Leeds Guide' as the 'Best takeaway coffee in Leeds. As an independent shop employing ethical buying policies - we use local organic milk and only buy fairtrade coffee, sugar, tea and cocoa. Other mainstream retailers do not come close to the quality of our coffee let alone the ethical aspect and the perception by customers. Other risks is that another independent could open close by and do a better job - but thats the same with any business. On the food side there are cheaper alternatives like Greggs, Ainsleys and Bakers Oven within 50m but they do not offer the same level of quality and this is appreciated by our discerning customers. Opposite our shop is an ethical supermarket - our business seem to complement each other well however.
Support & training:
I will happily train any purchaser as it will be important to maintain the quality of our coffee. As the operation is simple it should not take any longer than a week but I will assist you until you are fully confident that you can run it yourself.
