This long established operation consists of two divisions - oil distribution and HVAC (real estate w/ substantial rental income is also available). Both operations are synergistic in as much that oil customers at times like to convert to HVAC. However, the seller recognizes the uniqueness of this entity and will consider a break-up of the company and a sale of its parts.
On the HVAC side, there are approx. 150 customers, of which 30% are light commercial with the remainder being residential. Revenues mostly consist of service and replacement. The operation is supported by 3 employees, 7 trucks, and generated approx. $500k in revenues in 2010. The oil distribution side supports 100 clients, 50% of them scheduled, with revenues of approx. $335k in 2010. The operation is supported by one employee and one 3,000 gallon truck.
Further, if of interest, the owner holds real estate with 4 retail rental units for a total of 5,200 sqft, yielding $66,000 in rental income each year. The operating company itself occupies a 600 sqft office, and a 3,000 sqft shop with a 3 bay garage of said real estate. The asking price for the real estate is $975,000 with projected $90,000 in rental income.
The company has been fully reviewed and appraised by a well-known national valuation firm. A complete report is available. Tax returns are available for the past three years. There is no debt to be assumed and the $55k in current A/R / inventory offset the $50k in A/P included in the asking price. The business is pre-qualified by an SBA lender subject to a buyer’s financial.
A comfortable six months transition period will be provided by an owner who truly wants to retire and relocate, and who wants to see his business continuing to flourish. A very well trained, qualified team will stay in place and support the new owner in all aspects of the business.
