The motel is charming with a distinct country feel. The rooms are immaculate, all en-suite and centraly heated, each have tea/coffee making facilities and a TV in the room. Two of the rooms act as family rooms and one room in the Lodge area even has its own private garden area. In all there are 27 beds in both the coachhouse and the lodge. There is ample secure parking for 14 vehicles.

The Bisto serves home cooked food made from fresh local Lincolnshire produce including freshly caught fish from the nearby East Coast fishing ports. There is a small licensed bar area, which stocks ample supplies of beers, wines and spirits for diners to enjoy in the lovely atmosphere.

Location is all important and the Motel is situated on a main “A” road between two busy town centres. The owners have been involved in running the business for the past 12 years. During that period they have put a huge amount of work into the transformation of the building into the charming and tasteful 18th century coachhouse that it is today. Currently meals and drinks are prepared and served on a ‘guests only’ basis for people staying at the Motel. This leaves a huge opportunity for extra business both during the day, for passing trade, and evenings to attract the local dining trade. Sunday lunch is another potential source of increasing turnover for meals. There is no local competition in the village catering for food. The breakdown for seasonal occupancy is 70% summer and 30% winter. The bistro, as it does not cater for non-residents, is totally dependant on filling the rooms for custom. Therefore, whilst the current owners are happy and comfortable with the amount of bookings, there is scope to increase the business simply with extra marketing to attract outside interest.
