Location:
The village of Villac is in the beautiful Dordogne surrounded by woodland walks where all the usual wildlife can often be spotted along with the more unusal amimals such as moufflon and birds of prey. Because we are only 8 kms from our nearest town of Terrasson we have easy access to all the wonderful tourist attractions the area has to offer with Hauteforte and its' beautiful chateau, the medieval town of sarlat which is the 2nd most visited town in France, Domme which has some spectacular views and lots of other market towns and not forgetting some amazing scenery which can be experienced form a canoe as you travel down the beautiful Vazere and Dordogne rivers.

GITE ACCOMMODATION
This is a three bedroomed property with a double bedroom and bathroom with a bath on the ground floor making it ideal for mobility impaired. There are a further two bedrooms upstairs, one a double and one a twin, both en suite with showers.
The main door leads into the sitting room and kitchen which has sky tv and is decorated to a high standard offering a very comfortable holiday home.
It is also possible to offer b&b should you wish to do so,as we do have lots of regular visitors to the area each year.
FAMILY HOME
The entrance door leads into a small hallway with another beautiful wooden staircase leading up to the very large master bedroom with a spacious ensuite bathroom which has a vanity unit, corner bath and shower cubicle.
A small corridor leads onto a further two bedrooms, one a single which has lots of storage space and another double bedroom with ensuite bathroom and spacious walk in wardrobe and further storage space.
A doorway at the top of the stairs leads into a store room with an outside door leading onto the private decked roof terrace which is very spacious and has a covered area for storage and shade with steps up onto the sun terrace where we barbeque and entertain friends and family in the beautiful summer evenings.
GROUND FLOOR
The hallway leads into the spacious lounge which has a beautiful inglenook fireplace with a wood burner. An archway leads into the dining area which is spacious and ideal for entertaining.There are 2 caves(utlity type rooms/cellar ) at the rear of the building which houses two fridges and two chest freezers, storage cupboards and shelves. This leads out into a large space under the roof terrace which is another very large covered storage space.
ATTIC
The full lenght of the house is open attic space which could be renovated and easily converted into an appartment.
Whilst there is no garden there is a further decked terrace to the front of the house where you and guests can sit and watch the world go by.
This overlooks the village square and the very pretty medieval church. With all our tubs and pots of flowers along with all the beautiful flowersof the village this is our very own garden leaving us with spare time to enjoy all that the Dordogne has to offer.

Expansion potential:
As mentioned already there is a large attic space which can be renovated.
Competition / Market:
whilst there are other gites in the area we are the only b&b in the village and get a lot of passing trade as well as return bookings from satisfied guests and residents in the village who are unable to put up their relatives and friends always use our accommodation. We quite often have weddings and christenings in the local church and this again always keeps us busy.
