We're selling all the photography equipment you'll need to run a studio. This includes a Hi-Glide system which is a track system that the lights hang from, four studio flash heads, soft boxes, umbrellas and a lot of other kit, so you'll really need little more than just a camera to get started. You'll also get the full black-out and colorama background paper. You get a kitchen with a big American style fridge, washing machine and dishwasher and a make-up area with big mirrors. There's an office with a professional Photo Printer (up to A2 size, massive printer) desks and storage cupboards. So you're 100% ready to go.

In total, the studio is just over 1000 square feet. Ceiling height is about 13 feet throughout, and one side has huge windows all the way along, so there's a real feeling of space. From the office window, you get a fabulous view of the "gherkin", the iconic office building.

You will need to negotiate a new lease with the landlord who is very reasonable. The terms of the lease will be set according to what you negotiate, but he would accept a five year lease, with a rolling break after 2.5 years provided 6 months notice. The service charge can also be capped in monetary terms. As we are in the heart of the City of London and in an area with a huge amount of empty office space, it is very much a tenants market and you should be able to negotiate a good deal to about £22 per sq foot - obviously it's up to you to take your own advice on this.
