Limousin - Creuse - Le Grand Bourg
Situated in the heart of the Creuse department of the Limousin region of France is this rather spectacular medieval château set on 3 hectares of parkland in need of some restoration and TLC.
The chateau used to be run until 2008 as an equestrian holiday centre for the children of personnel employed by Renault catering for week holidays with up to 120 children at a time. The property includes dormitory block, canteen block, teaching block, stables and indoor ménage along with 3 hectares of paddocks. Since 2008 the château has been closed and is now looking for a new owner to restore and re-open to a tourist attraction, luxury hotel, bed & breakfast, equestrian centre, health resort the options are open.
The main chateau itself is built in two periods with the oldest part being medieval; the original granite staircase is still in situe and is a wonderful centre piece of this magnificent castle, as is the tower although in need of some tlc. The oldest part of the castle has been built on a vaulted cellar which used to be the home of the commercial kitchen this could easily be re-instated for anyone looking to open small hotel/restaurant, the ground floor offers 4 very large rooms wit many original features still remaining, a large classroom and living area and bar/kitchen which then leads to the spiral servants staircase. Upstairs on the first floor is very difficult to describe as it has all had partitions put in with dormitories' created with bathrooms, of course all this would need to be removed and I would imagine you would be able to create 6 very large en-suite bedrooms or 8 smaller bedrooms depending on the quality of accommodation required. On the 2nd floor is a 2 bedroom apartment again in need of modernisation, originally used by the caretaker of the chateau.
Directly outside the château is a modern building which was used as the canteen for all the children, this could be adapted to create a small restaurant or even a gym, once again plenty of options available. The large 3 level building once again split into dormitories would be perfect for creating more bedrooms, treatment rooms etc.
The grounds themselves, the 3 hectares is situated on a peninsular with 360 degree views around the countryside, private driveway spiralling up around the grounds, with the chateau sat right in the middle, the ground would need re-landscaping after many years of horses being on the land it looks quite bare, but there are some amazing trees remaining. There is an old chapel, that the gable end remains but the other walls have been re-built to create a stable and hay shed, there are approx 20 horse boxes (if that's what you can call them) These are not nice and would have to be taken down and re-built approx size of them is around 12m2 okay if you are a Shetland pony. The indoor ménage although a little scruffy I think would tidy up nicely the building looks in good structural condition.
Anyone looking for a project and a fantastic place to live before and afterwards this could be the one, the chateau is fully habitable as it stands, so can be lived in whilst works were being carried out, I all ways get asked the level of work on properties, to me this is not a complete renovation as structurally the chateau appears to be in good condition, some works required to the tower, I think more of sympathetic refurbishment as you would not want to loose many of these historic features.
