The
Company
ACE commenced in 1995 and has since successfully
established a strong presence in Victoria, South Australia,
Queensland and Singapore. Hard work, dedication, innovation and
development of the Ace Body Corporate Management system has been
owned and run by Stephen Raff since May 1995. Prior to that time
Stephen had been involved in managing his unit's Body Corporate for
10 years and is a member of the Institute of Body Corporate
Management and is on the Committee of Management and the Sub
Educations Committee.
Essentially the business itself is that of Strata
Title/Body Corporate Management and involves duties such as, but
not limited to :-
- Calling, attending and reporting
at Annual General Meetings
- Collection of members
contributions
- Processing insurance claims as
they arise
- Attending to repairs as advised
by the Body Corporate
- Attending to banking and payment
of accounts during the year
- Preparation and presentation of
annual financial statements to members at the Annual General
Meeting
- Providing advice on the
Body Corporate Regulations

Melbourne metropolitan area.

ACE Franchisees own their own businesses but are
licensed to trade under the ACE Body Corporate Management name.
Franchising will set you free to generate your own income while the
business side is disciplined by the proven business formula that
made ACE so successful.
When an Annual General Meeting is held,
Franchisees attend the premises (if able to) of each Body Corporate
to conduct the meeting. ACE has found that most members appreciate
personal attendance (unlike some other property managers), as many
of the owners live on the premises. It is a matter of
professionalism, convenience and courtesy.
The ideal ACE Franchisee profile is someone who has
experience in accounting or administration, is able to deal with a
variety of personalities and has good organisational skills
necessary for the correct recording of information into each Body
Corporate ledger. ACE have recently loaded each Body Corporate into
a suitable computer database program. The data is transferred to
you should you decide to proceed and be successfully selected to
own an ACE Franchise.
ACE Franchisees have a protected geographical
territory in which to develop their client base. You will have an
opportunity to choose the area you wish to manage under the Ace
Body Corporate Management banner. You will be able to advertise and
promote your franchise in this area with exclusivity - no other
Franchisee will be able to. If however, you obtain Body
Corporate in other areas through recommendation
or developers, you will be able to retain these for yourself if the
Franchisee who owns the territory from which the Body Corporate
came out of, agrees. You will also have an opportunity to build up
and sell off these Body Corporate Contracts to other Franchisees if
you wish to (conditions apply).
The ACE Franchisee is provided with comprehensive
initial and ongoing training and support. It is important that an
ACE Franchisee has the desire to succeed, a confident manner, good
communication skills and a willingness to work along with
enthusiasm.

Training Program
Although an accounting and/or administration background is a
desirable advantage, qualification is not necessarily essential as

ACE recognises that two of the most important
elements contributing to the success of a Franchise are training
and support and will provide training in the skills needed to run
your Franchise. Product knowledge and application, terminology,
marketing, selling, business procedures and accounting and database
records make up the comprehensive training curriculum. Furthermore,
an ACE management member will be available to offer advice to
Franchisees as required.
The ongoing administration fee of 10% of Body
Corporate contract fees will ensure you not only retain the name of
the Company being Ace Body Corporate Management, but also that you
have access to ongoing support on a as you need basis. There will
also be an opportunity to meet with other Franchisees on a minimum
basis of four times per year.
The system is designed for you to operate your
own business with the Franchisor providing all reasonable
assistance to help you establish and develop your business
exclusively in a specific territory. This will include:
- Assistance in day to day
operations on a as you need basis
- Two (2) weeks in house
initial comprehensive training
- Attendance to Annual
General Meetings to train you on how to conduct such meetings
yourself.
